The role of Service Technician at BH is integral to the maintenance and management of the company’s property portfolio. Reporting directly to the Community Manager, the Service Technician will play a pivotal role in overseeing the physical assets of residential communities and ensuring exceptional customer satisfaction. This full-time, onsite position demands a detail-oriented and proactive individual skilled in problem diagnosis, repairs, and routine maintenance tasks. The Service Technician will assist with apartment make-ready preparations, preventive maintenance, and support construction or rehabilitation initiatives at the properties. This position is essential for preserving property conditions, safety, and the overall resident experience.

Service Technicians at BH are expected to uphold the company's high standards of service delivery and professionalism when interacting with residents and internal teams. Using industry-specific technology, technicians will efficiently complete all repairs and replacements, ensuring units meet move-in ready standards within prescribed timelines. Responsibilities extend to maintaining external property areas, troubleshooting HVAC systems, reporting community hazards promptly, and adhering closely to BH’s preventive maintenance programs. The role requires shared on-call duties, including responses during inclement weather and other emergencies, demonstrating flexibility and commitment to community wellbeing.

Candidates for this role typically possess six months to one year of general maintenance and safety experience, complemented by basic computer skills necessary to support job functions. A high school diploma or GED is preferred but not mandatory. Working knowledge of HVAC systems and the possession of personal industry-specific hand tools are required. The role demands physical capabilities such as lifting up to 50 pounds, frequent standing, walking, bending, stooping, crawling, and climbing stairs. Working outdoors in all weather conditions and operating a motor vehicle on-site forms part of the job environment.

Job Duties

  • Uses industry-specific technology to ensure all repairs and replacements are completed timely to restore units to move-in ready condition within company standards
  • Completes maintenance requests, replacements, and upkeep within company standards including exterior grounds and common areas of the property, troubleshooting HVAC and assisting with make readies
  • Assists with the identification and correction of hazardous community conditions and liabilities and reports hazards to Community Manager and Service Manager
  • Assist in ensuring that established preventive maintenance programs are followed and documented per BH program guidelines
  • Responsible for the maintenance and security of all property-issued tools
  • Post notices to vacate and other community communication, if applicable
  • Shares on-call responsibilities, including inclement weather conditions, with the maintenance team. Responds to resident requests per company standards
  • Understands and complies with Occupational Safety and Health Administration (OSHA) and all other safety requirements
  • Other duties as assigned
