This position is for a Service Technician working within a stabilized garden-style property consisting of 354 units. The role is essential to maintaining the high standards of cleanliness, safety, appearance, and operational functionality of the buildings, grounds, amenities, and common areas. The Service Technician will perform a range of tasks, including completing work orders generated through resident service requests, conducting preventative maintenance, and executing make-ready processes for vacant apartment homes in preparation for leasing. The technician will be responsible for diagnosing and repairing defects or problems, scheduling vendors and contractors, maintaining inventory control, and ensuring thorough documentation of service activities. This position operates on a Monday to Friday schedule with a rotating on-call rotation for evenings, weekends, and holidays to address emergency or urgent maintenance needs.

The technician will also assist in maintaining outdoor areas by cleaning, pressure-washing, and painting as needed, contributing to the overall upkeep and curb appeal of the property. Emphasis is placed on cost efficiency by encouraging repairs over replacements and minimizing waste in materials and tools. The role requires compliance with safety and risk management policies, participation in training activities, and occasional inspection of contractors’ work to ensure quality standards are met. Physical demands include the ability to perform tasks that require standing, walking, bending, climbing ladders, lifting weights up to fifty pounds with assistance, and working in various weather conditions. The position may require some travel to assist other properties or attend trainings. Licensed or certified technicians may need EPA certification for refrigerant recycling and other state or local certifications as required.

The role offers an hourly wage in the range of $23.00 to $25.00, with eligibility for performance-based bonuses. Job Requirements

  • high school diploma or equivalent
  • prior experience in maintenance or technical repair roles preferred
  • ability to diagnose and repair mechanical and technical issues
  • must be physically able to perform tasks including lifting up to 50 pounds with assistance
  • flexibility to work rotating on-call schedule including evenings, weekends, and holidays
  • valid driver’s license if applicable
  • EPA certifications Type 1 and II or Universal for refrigerant recycling required for certified technicians
  • compliance with all state and local certification requirements
  • adherence to safety policies and procedures

Job Qualifications

Job Duties
