This full-time Maintenance Technician-Porter role based in Los Angeles, CA, offers an hourly wage between $26.00 and $28.00. The position involves responsibility for two properties, Rise and Main, requiring travel between these locations. Job Requirements

- 1-2 years of relevant apartment maintenance experience
- ability to respond to on-call emergencies including weekends

Job Duties
- Inspect property and equipment daily to determine maintenance needs and personnel requirements
- respond to service requests promptly in accordance with Fair Housing guidelines and document work performed
- implement and supervise preventative maintenance programs
- review and update maintenance schedules for HVAC, safety devices, and property upkeep
- complete monthly safety inspection reports
- assist with apartment turnovers including repairs and renovations
- manage contracted projects ensuring compliance with specifications
- purchase and maintain records of maintenance supplies and equipment
- use safety equipment appropriately
- compile labor and material cost records and provide reports
- analyze and submit contract bids
- respond to emergency calls 24/7 and provide on-call services
- coordinate on-call duties with colleagues and supervisors
- support property office staff in safety and security efforts
- maintain organization and cleanliness of maintenance shop and company tools
- interact professionally with community residents
- assess and respond appropriately to emergency situations
- communicate daily with Property Manager to meet objectives
- liaise with vendors to ensure property maintenance
