Job Description

This role is for a Service Technician at a stabilized garden-style property with 387 units. The Service Technician is critical to maintaining the physical condition of the property, including buildings, grounds, amenities, and common areas. The position involves conducting both corrective and preventive maintenance to ensure safety, cleanliness, appearance, and functionality meet Greystar's high standards. The technician handles work orders from resident service requests, manages the make-ready process for vacant apartments, oversees maintenance supplies inventory, and supports groundskeeping tasks such as cleaning and painting. A vital part of the job is ensuring compliance with safety and risk management policies by participating in safety meetings and completing required training.
The position requires physical stamina as it involves working indoors and outdoors in various weather conditions and performing manual activities like bending, climbing, lifting up to 50 pounds with assistance, and maneuvering within tight spaces. The technician also supports cost-saving initiatives by repairing rather than replacing parts when feasible.
This role works a Monday through Friday schedule with rotating on-call duties during evenings, weekends, and holidays. The hourly pay range is $20.00 to $22.00, with opportunities for bonus programs based on performance. Candidates must hold required certifications such as EPA Type 1 and II or Universal Certification for refrigerant recycling and valid driver’s license if applicable to the property.

Job Requirements
- High school diploma or equivalent
- Relevant experience in maintenance or technical trades
- EPA certifications Type 1 and II or Universal for refrigerant recycling when applicable
- Valid driver’s license if required by property
- Ability to work flexible hours including rotating on-call schedule
- Capability to perform physical tasks including lifting up to 50 pounds with assistance
- Willingness to work in varying weather conditions
- Compliance with safety and risk management policies
- Completion of required safety training and OSHA regulations
Job Qualifications
- High school diploma or equivalent
- Valid driver’s license
- EPA certifications Type 1 and II or Universal if service technician handling refrigerants
- Proficiency in diagnosing and repairing maintenance issues

- Ability to manage multiple maintenance tasks and coordinate vendors

Job Duties
- Completes assigned work orders from resident service requests
- Diagnoses and repairs defects following established safety and procedural standards
- Executes the make-ready process for vacant units including inspections, scheduling vendors, and completing maintenance tasks
- Manages inventory of maintenance supplies and notifies supervisors of re-order needs
- Maintains grounds and common areas by cleaning, pressure-washing, trash removal, and painting as needed
- Participates in cost-saving measures by repairing parts rather than replacing
- Complies with safety policies by attending safety meetings, completing OSHA training, and reporting incidents promptly
- Conducts routine property inspections to identify maintenance and safety concerns
- Inspects contractor and vendor work for quality and compliance
