The role of Assistant Maintenance Supervisor at Hanover Laguna Niguel is a critical position focused on maintaining the property’s high standards. Reporting directly to the Maintenance Supervisor, this position involves ensuring that all maintenance activities, repairs, and quality assurance programs are executed efficiently and effectively. The Assistant Maintenance Supervisor is expected to perform quality maintenance tasks, respond to resident maintenance requests, and participate in preventative maintenance programs to prevent issues before they arise. This position demands a proactive maintenance approach, attention to detail, and a strong commitment to safety and cleanliness.

A typical day for the Assistant Maintenance Supervisor includes routine inspections and property walks that cover the tour route, trash and dumpster areas, pool and fountain zones, landscaping, sidewalks, driveways, parking areas, and building exteriors. The candidate will document any issues or liabilities found during inspections using property management software, contributing to an organized approach for property upkeep. Regular reporting ensures that all quality assurance standards are consistently met, supporting the overall sustainability and appeal of the residential community.

Beyond routine maintenance, the Assistant Maintenance Supervisor assists in overseeing on-site operations including make-ready processes such as sheetrock repairs, touch-ups, painting, carpet shampooing, and minor repairs to buildings and common areas. Proficiency in handling HVAC, plumbing, electrical, appliance repairs, and pool equipment is essential to this role. The position also requires carrying and answering all communications on a company-issued mobile device when on call, providing timely responses to urgent situations.

Job Requirements

  • Must be able to lift 75 pounds
  • Lifting belt required
  • Must own personal set of tools
  • Knowledge of general maintenance as well as comfort repairing HVAC plumbing appliances electrical and pool equipment required
  • Must be available to carry and answer communications on Hanover issued mobile device when on call
  • Must comply with all safety programs implemented by Hanover and local state policy
  • Ability to work flexible hours including weekends or evenings if necessary

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in maintenance or related field
  • Proficiency in general maintenance and repair skills including HVAC plumbing electrical appliances and pool equipment
  • Strong communication skills both verbal and written
  • Ability to use property management software for reporting and inspections
  • Basic knowledge of safety standards and protocols
  • Ability to manage time effectively and prioritize tasks
  • Customer service oriented with professional demeanor
  • Able to work collaboratively in a team environment

Job Duties

  • Follow all Hanover Maintenance and Quality Assurance standards for safety and cleanliness in routine property walks including the Tour Route trash dumpster compactor areas pool and fountain areas landscaping sidewalks driveways and parking areas and building exterior Document any liabilities or issues in the property management software using Inspections
  • Routinely complete required logs using property management software inspections Complete required weekly and monthly reporting to ensure compliance and standards are met according to Quality Assurance policies
  • Assist the Maintenance Supervisor in overseeing the property operations including the completion of basic make readies and in house duties on site as needed including but not limited to sheetrock repairs patches touch up and full paints in apartments and offices building exteriors and fencing painting repairs shampooing carpets and common areas and other maintenance tasks as needed
  • Complete service requests make readies and inspections in a timely manner
  • Follow all safety programs implemented by Hanover and local state policy
  • Carry and answer all communications on Hanover issued mobile device when on call
  • Perform any and all duties called upon by supervisors to ensure that property operates in an efficient and economic manner
  • Take notice of and immediately report any liability problems or concerns on property
  • Represent property and Hanover professionally through dress and behavior Respond to emails timely and professionally to ensure you are Making Life Easy for all you come into contact with whether customers or other Hanover Team Members
  • Review and respond accordingly to any inquiries from the Global Service and Support Team to improve overall property operations
