The role being offered is a Service Technician position at one of Greystar's stabilized mid-rise properties housing 368 units. This full-time position follows a schedule of five days a week with occasional weekends and requires on-call availability. The Service Technician plays a crucial role in maintaining the physical integrity, cleanliness, safety, and functionality of the building, grounds, amenities, and common areas. This position directly contributes to tenant satisfaction by quickly responding to maintenance requests, performing preventive maintenance, and preparing vacant units for new residents through the make-ready process. The job includes hands-on technical and mechanical work such as diagnosing and repairing defects in accordance with company policies and safety standards. The technician will also administer inventory control by tracking materials and notifying supervisors regarding supplies and reordering needs. In addition, the position demands regular collaboration with vendors and contractors, assisting with grounds maintenance, and supporting Greystar's cost control initiatives by emphasizing repairs over replacements and proper use of tools.
The physical demands of this role require the technician to work inside and outside under various weather conditions, perform tasks that include bending, stooping, climbing ladders, lifting up to 25 pounds independently and 50 pounds with assistance, as well as standing or sitting for extended periods. The role may also occasionally require travel to assist other properties or attend training sessions. Service Technicians must hold EPA certifications related to refrigerant recycling and state or local required certifications, along with a valid driver's license for operating golf carts on property if needed.
Offering a competitive hourly wage ranging between $30.77 and $32.00 (specific to the Alameda location), this position may be eligible for bonus programs based on individual and company performance. Job Requirements
- 1-2 years of related experience
- EPA certifications Type 1 and II or Universal
- Valid driver’s license
- Ability to work flexible schedules including call, weekends, and holidays
- Physical ability to perform tasks such as lifting up to 25 pounds independently and 50 pounds with assistance
- Capable of working in all weather conditions
- Completed required OSHA and safety training
- Compliance with state and local licensing requirements
Job Qualifications
- High school diploma or equivalent
- 1-2 years of related maintenance or service technician experience
- EPA certifications Type 1 and II or Universal for refrigerant recycling
- State and local required certifications
- Valid driver’s license for property vehicle operation
- Ability to operate tools and equipment safely
- Strong problem-solving skills
- Good communication and documentation abilities
- Ability to work flexible schedules including weekends and on-call shifts
Job Duties
- Completes assigned work orders from resident requests and preventative maintenance by diagnosing and repairing defects
- Completes make-ready process for vacant apartments including inspections, punch lists, scheduling contractors, obtaining supplies, and final inspections
- Follows inventory procedures by tracking material usage, returning unused items, and notifying supervisors for reordering
- Documents service requests accurately and promptly
- Assists in maintaining grounds, common areas, and amenities through cleaning, pressure-washing, trash removal, and painting
- Supports cost-cutting initiatives by repairing rather than replacing parts, conserving materials, and properly using tools and equipment
- Complies with safety policies by attending safety meetings, completing training, and reporting incidents
- Inspects work done by contractors for quality assurance
- Assists with routine property inspections to identify maintenance and safety needs
