The Maintenance Technician role at Invitation Homes is pivotal in ensuring that properties remain in excellent condition and that residents receive outstanding customer service. This position involves executing maintenance service requests across multiple trades, such as plumbing, electrical, carpentry, HVAC, and more, to support the upkeep and functionality of rental homes. Technicians must demonstrate a high level of professionalism and respect for residents’ homes while educating residents about their properties’ maintenance needs and functional systems. A significant component of the job is conducting proactive maintenance visits, known as ProCare visits, which help prevent issues and enhance the overall living experience.

The role requires daily preparation, including reviewing upcoming appointments to ensure readiness with proper tools and materials, and using mobile technology for reporting and scheduling. Safety compliance is paramount, and the technician must adhere to all Invitation Homes safety guidelines. Job Requirements

  • High school diploma or equivalent
  • 2-5+ years’ experience in residential or building maintenance
  • OSHA 10 certification or willingness to complete within 90 days
  • Current driver’s license and automobile insurance
  • Ability to provide basic hand and power tools
  • Ability to lift and move 50 pounds or more
  • Strong customer service skills
  • Ability to use mobile devices
  • Ability to work regularly including weekends and holidays

Job Qualifications

  • High school diploma or equivalent
  • 2-5+ years’ proven experience in residential repairs and maintenance or related building maintenance
  • OSHA 10 certification or willingness to obtain within 90 days
  • Excellent customer service and interpersonal skills
  • Strong verbal and written communication skills
  • Comfortability using mobile devices and various applications
  • Understanding of residential construction and mechanical systems including plumbing, electrical, carpentry, sheetrock, HVAC (minor), and appliances
  • Must possess a current driver’s license, automobile insurance, and any state-required licenses or certifications
  • Ability to be at work on a regular and consistent basis including occasional weekends and holidays
  • Ability to provide basic hand and power tools
  • Ability to perform physically demanding work including lifting 50 pounds or more

Job Duties

  • Completing maintenance service requests across multiple trades
  • Providing excellent customer service and promoting a quality living experience for all residents
  • Performing required work while demonstrating respect for resident’s home
  • Completing regular ProCare visits in residents’ homes to perform proactive maintenance and repairs
  • Educating residents regarding maintenance topics and functional systems of their rental homes
  • Completing general property condition assessments and alerting property management of issues
  • Using technician-specific reports for continuous improvement
  • Performing repairs in vacant properties during market or turn process
  • Properly using and caring for company-supplied tools, materials, and vehicles
  • Reviewing next day’s appointments daily to prepare resources
  • Adhering to all Invitation Homes safety guidelines
  • Performing other duties as assigned
