The role of Maintenance Technician II at Fairfield is vital to sustaining the quality and safety of the residential community. This full-time, non-exempt position offers an hourly wage ranging from $23.25 to $26.00, reflective of skills, experience, and job complexity. In this position, the technician is tasked with performing daily maintenance duties such as electrical, plumbing, and appliance repairs, preparing vacant apartments for new residents based on a detailed Make Ready Checklist, and maintaining the property’s exterior and pool areas. The individual also participates in an emergency on-call rotation, thereby playing a critical role in ensuring resident safety and property upkeep.

This role extends beyond routine maintenance to include regular inspections of buildings and common areas, ensuring compliance with Fairfield’s policies and safety standards. Job Requirements

  • High school diploma or equivalent
  • Valid Driver's License
  • Minimum one year of experience in property management maintenance, building maintenance, or related trade
  • Ability to read, write, and communicate in English
  • General computer proficiency including mobile device use
  • Strong organizational, time management, and problem-solving skills
  • Excellent customer service ability
  • Knowledge of plumbing, electrical, and appliance repair
  • Good verbal and written communication skills
  • Ability to work independently
  • Availability to be on-call for emergencies
  • Flexible to work weekends, evenings, and holidays

Job Qualifications

  • High school diploma or equivalent
  • Minimum one year of previous experience in property management maintenance, other building maintenance, or related trade
  • Ability to read, write, understand, and communicate in English
  • General computer skills, including operating a mobile device
  • Strong attention to detail, organizational, time-management, and problem-solving skills
  • Superior customer service skills, including the ability to manage difficult customers and situations
  • Working knowledge of plumbing, electrical, and appliance repair
  • Professional verbal and written communication skills
  • Ability to work independently
  • Ability to be on-call for after-hours emergencies
  • Ability to work a flexible schedule, including weekends, evenings, and holidays

Job Duties

  • Perform daily maintenance and repairs in electrical, plumbing, and appliances
  • Respond promptly to maintenance requests
  • Prepare vacant apartments for new residents using the Make Ready Checklist
  • Maintain the exterior of the property and pool areas
  • Inspect buildings and grounds for safety and cleanliness
  • Conduct regular inspections of common area systems
