The role of Maintenance Technician II at Sedgebrook is an exciting opportunity for professionals with a strong background in trades such as plumbing, electrical, and HVAC systems, looking to apply their skills in a dynamic and supportive senior living environment. This position is non-exempt and full-time, scheduled on the first shift from 8 AM to 4 PM, totaling 37.5 hours per week. The pay range for this role is $22.00 to $24.00 per hour, commensurate with experience. The Maintenance Technician II plays a vital role in the upkeep and functionality of residential apartments and public areas within the community, ensuring a safe, comfortable, and well-maintained living space for residents.

This role involves performing intermediate maintenance tasks, requiring a blend of technical skills and hospitality focus. Responsibilities include troubleshooting and repairing various equipment, conducting scheduled preventive maintenance aligned with manufacturer recommendations, and handling mid-level plumbing, electrical, and HVAC repairs. The technician must diagnose and address issues with isolation valves, mixing valves, shut-off valves, pressure balancing, leaks, as well as perform HVAC diagnostics such as airflow issues, thermostat functionality, relays, contactors, and mechanical components. Additionally, the role requires some electrical troubleshooting within non-licensed scopes, including working with circuits, ballasts, drivers, motors, switches, sensors, and control wiring.

The Maintenance Technician II will often work collaboratively with other maintenance staff, assisting with various projects and campus-wide tasks, including snow removal. Success in this role depends not only on technical ability but also on dependable attendance, punctuality, and a strong commitment to the community's well-being. Job Duties

  • perform all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer's recommendations
  • perform mid-level plumbing work including isolation valve replacement, mixing valves, shut-off valves, pressure balancing, and leak diagnostics
  • perform mid-level troubleshooting and repair of HVAC systems including unit diagnosis, airflow issues, controls, thermostats, relays, contactors, and mechanical components
  • perform mid-level electrical work including troubleshooting circuits, ballasts, drivers, motors, switches, sensors, and control wiring within non-licensed scope
  • assist other maintenance personnel in the completion of various projects or repairs including campus snow removal
