This opportunity is for a Service Technician position at one of Greystar's midrise stabilized properties with 249 units. The role involves technical and mechanical work essential to maintaining the physical integrity, cleanliness, safety, and appearance of the buildings, grounds, amenities, and common areas. The position operates on a Monday to Friday schedule with a rotating on-call component, ensuring that urgent issues are addressed promptly to uphold property standards. This role demands a high level of skill and responsibility in diagnosing and repairing defects, completing preventative maintenance, and preparing vacant units for new residents through thorough make-ready processes. Attention to detail, effective communication, and adherence to company safety protocols are paramount as the technician will also support cost-control initiatives by efficiently using materials and managing inventory. Additionally, the role includes assisting with grounds maintenance tasks such as trash removal, pressure washing, painting, and general upkeep of community common areas, enhancing the resident experience.

The Service Technician must be physically capable of performing duties that involve standing, walking, bending, climbing, and lifting weights up to 25 pounds independently or 50 pounds with assistance, often in varying weather conditions. The role requires valid EPA certifications for refrigerant recycling and compliance with all state and local licensing requirements. Employees in this role must also be prepared to work flexible hours, including evenings, weekends, and holidays, and be available for occasional travel to other properties for training or support. Job Requirements

  • High school diploma or equivalent
  • EPA certifications Type 1 and II or Universal for refrigerant recycling
  • Valid driver’s license if required for property operations
  • Ability to work flexible schedules including evenings, weekends, and holidays
  • Physical ability to perform tasks including standing, walking, bending, climbing, lifting up to 25 pounds independently and 50 pounds with assistance
  • Willingness to work in varied weather conditions

Job Qualifications

  • High school diploma or equivalent
  • EPA certifications Type 1 and II or Universal for refrigerant recycling (for certified service technicians)
  • Valid driver’s license to operate a golf cart on property if applicable
  • All certifications required by state and local jurisdictions
  • Ability to read and interpret maintenance manuals, schematics, and safety guidelines
  • Strong troubleshooting and mechanical repair skills
  • Effective communication and documentation skills

Job Duties

  • Completes assigned work orders generated from resident requests for service, as well as preventative maintenance by diagnosing problems and making repairs
  • Completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by performing inspections, scheduling vendors, obtaining materials, completing maintenance tasks, and inspecting completed work
  • Follows procedures for accessing and tracking maintenance materials, supplies, and equipment, notifying supervisors about inventory needs
  • Completes documentation and paperwork timely and accurately to document and track service requests
  • Assists in maintaining grounds, common areas, and amenities by cleaning trash, pressure-washing, general cleaning, and painting as needed
  • Supports cost-cutting and expense control by repairing rather than replacing parts when possible and using materials efficiently
  • Complies with safety policies, participates in safety meetings and training, reports accidents and incidents promptly
