The role of Maintenance Technician under direct supervision of the Maintenance Supervisor or Community Manager involves a dynamic and multifaceted responsibility. The technician plays a critical role in the preservation and upkeep of the property, making sure all aspects of the property infrastructure are in good repair and functioning effectively. The position requires adherence to OSHA standards and company safety policies at all times, ensuring a safe working environment. Essential duties include conducting hazard assessments before tasks, performing scheduled maintenance and repairs on electrical, plumbing, carpentry, and HVAC systems, and assisting in custodial duties as needed. Moreover, the technician manages inventory and documents preventive maintenance activities diligently. Given the nature of the role, the technician must be prepared to participate in an emergency standby schedule covering evenings, weekends, and holidays. Another key responsibility is maintaining professional communication with supervisors and reporting any unusual incidents related to the property, coworkers, or residents. This role also involves maintaining a professional appearance in their required uniform and ensuring the community complies with maintenance contract obligations. The job demands the ability to troubleshoot HVAC units and emphasizes that repairs involving refrigerants such as Freon must only be conducted if the technician is properly certified.

Candidates for this role must possess a valid driver’s license and ideally be bilingual to enhance communication within the community. The position requires physical stamina to safely lift, move heavy appliances, and work in various weather conditions. Basic computer literacy and proficiency in English are important for completing paperwork and communicating effectively with residents and vendors. Job Requirements

Job Qualifications

Job Duties

  • Practices OSHA standards and company safety policy
  • Continuing education of safety training as required by company and/or State and Federal Law
  • Complete a hazard assessment form before beginning any task
  • Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock
  • Has knowledge of all maintenance requirements for the property and possesses tools to complete job assignments
  • Keep accurate records regarding preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories in accordance with procedures established in company procedures manual
  • Participate in a standby emergency schedule for evening, weekend and holiday coverage
  • Perform scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manuals
  • Regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance in accordance with procedures manual
  • Maintain the grounds in accordance with the schedule set forth in the procedures manual
  • Provide training for employees or colleagues from other communities, as needed
  • Frequent no less than twice a day verbal and written communication with supervisor
  • Reporting unusual or extraordinary circumstances regarding the property, co-workers, or residents
  • Maintaining the required property uniform and ensuring a professional appearance and attitude at all times
  • Responsible for being aware of all contractual obligations relating to maintenance so as to keep the Community Manager abreast of any incidents of non-compliance from vendors
  • Troubleshoot the system and make repairs to fan motors, thermostats, contactors, etc.
  • Ensure storage areas and entrances are locked and adequate lighting of areas is maintained at all times
  • Perform light electrical repairs, light plumbing work, replacement and repair of broken glass, tile, screens, draperies and locks, carpentry work
  • Redecorate vacant units including painting, cleaning appliances, vacuuming and other preparation tasks
  • Assist in custodial work in the common areas
  • Maintain and repair all amenities such as pools, spas, ponds, fitness equipment
  • Assists other team members when necessary with willingness to accept other tasks not strictly related to repair and maintenance
