The role offered is a Service Technician position within a lease-up property consisting of 218 units. This position is vital in maintaining the physical aspects of the property, including buildings, grounds, amenities, and common areas, ensuring that these meet Greystar's high standards for cleanliness, safety, appearance, and functionality. This full-time role requires weekend availability and a flexible schedule including evenings, weekends, and holidays to support on-call maintenance needs.
The Service Technician is responsible for completing work orders generated from resident requests, performing preventative maintenance, and managing the "make-ready" process for vacant apartment homes preparing them for leasing and move-ins. The role involves diagnosing issues, scheduling vendors, managing materials and supplies, and ensuring all repairs meet company standards and safety regulations. Additionally, the Technician assists in general upkeep tasks such as grounds maintenance, pressure washing, painting, and debris removal.
Greystar emphasizes cost control through sustainable maintenance practices, encouraging repairs and efficient use of materials and tools. The position also includes responsibilities related to safety and risk management, such as attending safety meetings, OSHA training, inspecting contractor work, and conducting routine property inspections to identify maintenance needs.
Physical demands of this role include the ability to stand, walk, bend, stoop, crawl, lift and carry weights up to 50 pounds, and work in all weather conditions. Occasional travel may be necessary to support other properties or attend training. Required certifications include EPA refrigerant recycling certifications and any state or local licenses, along with a valid driver’s license if operating a golf cart on the property.
The hourly pay range is $25.00 to $27.00, influenced by experience, skills, and location. Additional compensation may include participation in bonus programs. Job Requirements
- 1-2 years of maintenance experience
- Working in lease-up environment
- EPA certifications Type 1 and II or Universal for refrigerant recycling for service technicians
- Valid driver’s license
- Ability to work flexible schedule including weekends and holidays
- Ability to lift and carry weights up to 50 pounds with assistance
- Compliance with safety and risk-management policies

Job Duties
- Complete assigned work orders generated from resident requests for service
- Perform preventative maintenance by diagnosing and repairing defects in accordance with policies and safety standards
- Complete the make-ready process for vacant units including inspections, creating punch lists, scheduling contractors, and inspecting completed work
- Manage materials and supplies by tracking inventory, obtaining needed items, and notifying supervisors of reordering needs
- Maintain grounds, common areas, and amenities by performing cleaning, pressure washing, painting, and trash removal
- Support cost-cutting programs by repairing instead of replacing parts and using materials efficiently
- Participate in safety meetings, complete required training, report accidents, inspect contractor work for quality, and assist in routine property inspections
