The Maintenance Technician role at FCI Residential is vital to maintaining the quality and functionality of its residential communities. Reporting to the Maintenance Supervisor and Property Manager, the Maintenance Technician provides essential maintenance support covering a broad range of areas including general building repairs, plumbing, HVAC systems, electrical, groundskeeping, and appliance repair. This position requires a hands-on approach to ensure the community remains safe, comfortable, and visually appealing for residents. Beyond routine maintenance tasks, the technician is responsible for preparing vacant units for new tenants, assisting with preventative maintenance planning, and executing service requests promptly and courteously.
The role demands a high commitment to safety, professionalism, and attention to detail while performing technical duties in a physically demanding environment. The technician is expected to maintain workshop organization, manage inventory of parts and supplies, and ensure the upkeep of all equipment used on the property. This position also requires flexibility, including the ability to respond to emergency service calls outside regular working hours and travel independently throughout the community using a valid driver's license and insured vehicle. HVAC certification and a high school diploma or GED are preferred qualifications. Proficiency in English is essential, and bilingual skills are considered a plus.

Job Requirements
- High school diploma or general education degree (GED) is preferred
- HVAC certification
- Formal training or experience in carpentry, light plumbing work, light electrical work, painting, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems or an equivalent combination of experience and training
- Must be able to travel independently within the community and have a valid driver’s license and automobile insurance coverage at all times
- Flexibility to work longer work hours including responding to after-hours service emergencies
- English required
- Honesty, integrity, competence, professionalism and drive
- Position is considered physically demanding
Job Qualifications

- Formal training or experience in carpentry, light plumbing work, light electrical work, painting, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems or an equivalent combination of experience and training
- Ability to assist the Maintenance Supervisor, Property Manager and Regional Manager in his/her duties as needed
Job Duties
- Prompt and courteous handling of all resident service requests
- Prepare vacant apartments for new residents according to schedule
- Assist the Maintenance Supervisor with planning and conducting preventative maintenance programs
- Responsible for keeping neat, orderly and safe workshop and storage areas and maintaining an adequate inventory of parts and supplies
- Perform general carpentry repairs
- Maintain excellent curb appeal by maintaining amenities, hallways, walkways, and all common areas on a daily basis
- Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls
