This particular role is based at the Emorie property in Cary, North Carolina, a mid-rise, lease-up property comprising 302 units. The position operates Monday through Friday with a rotating on-call schedule. The primary function of this role is to ensure that the physical environment of the property—buildings, grounds, amenities, and common areas—meets and exceeds the company's rigorous standards. The role focuses on technical and mechanical work to maintain property quality and resident satisfaction. Responsibilities include completing assigned work orders generated by resident service requests, performing preventative maintenance tasks, and managing make-ready processes to prepare vacant apartments for new tenants. This involves conducting inspections, creating maintenance punch lists, coordinating with vendors, securing appropriate materials, and overseeing the completion and quality check of all maintenance tasks.
Additionally, the role entails maintaining inventory control, documenting service activities accurately, supporting property upkeep through general cleaning and repairs, and participating in cost-saving initiatives by prioritizing repairs over replacements wherever feasible. The position also requires adherence to safety standards through regular training, attendance in safety meetings, and prompt incident reporting. Occasional inspections of contractor work and routine property assessments to identify areas requiring attention are key aspects of the role.
Physical demands of the job include the ability to stand, walk, and sit for extended periods, as well as bend, stoop, climb ladders, carry objects, and work both indoors and outdoors in varying weather conditions. Candidates must be capable of lifting weights up to 25 pounds independently and up to 50 pounds with assistance. Travel may be required sporadically for training, meetings, or to assist other properties. Flexibility is essential, as the role includes participating in an on-call schedule during evenings, weekends, and holidays.
The position offers an hourly wage range of $21.00 to $23.00, with compensation dependent on experience, skills, and location. Additionally, employees may qualify for bonus programs. Job Requirements
- High school diploma or equivalent
- prior experience in maintenance or technical work
- valid driver’s license if required
- EPA certification Type 1 and II or Universal for refrigerant recycling for certified service technicians
- ability to lift up to 25 pounds independently and 50 pounds with assistance
- ability to work in various weather conditions

- compliance with safety and risk management policies
