The role of Service Technician at Greystar is vital for maintaining the operational integrity and exceptional appearance of the company’s communities, specifically focusing on an active adult community environment. This position is responsible for performing both technical and mechanical maintenance duties to ensure the upkeep of buildings, grounds, amenities, and common areas, all maintained to Greystar’s high standards of cleanliness, safety, and functionality. The job mandates hands-on involvement in routine and preventative maintenance, repairs, and support to create a safe, welcoming, and vibrant atmosphere that enhances the lifestyle experience of residents.
A key part of the role includes responding promptly to maintenance requests by diagnosing issues, performing necessary repairs, and completing the make-ready process to prepare vacant units for new residents. This includes pre-move-out inspections, creating punch lists, scheduling vendors and contractors when necessary, and inspecting completed work to adhere to quality standards. Service Technicians also manage inventory effectively by tracking and ordering supplies responsibly while supporting company initiatives to control costs by repairing rather than replacing parts and avoiding waste.
Additional responsibilities involve maintaining the grounds and common areas through general cleaning, painting, and trash removal, as well as supporting the property’s safety and risk management programs. This includes attending safety meetings, completing OSHA training, reporting incidents accurately, inspecting contractor work, and conducting periodic property inspections. The role is physically demanding and requires the ability to work in various weather conditions, lift and carry heavy objects, and maintain a flexible work schedule including evenings, weekends, and holidays. Licenses and certifications such as EPA certifications for refrigerant recycling and valid driver’s licenses for golf cart operation may be required depending on the property.

Job Requirements
- High school diploma or equivalent
- Prior maintenance or technical experience preferred
- EPA certifications as required by role and jurisdiction
- Valid driver’s license if applicable
- Ability to perform physical tasks including lifting up to 50 pounds with assistance
- Flexibility to work evenings, weekends, and holidays
- Ability to work in all weather conditions
- Willingness to travel occasionally
- Completion of OSHA and safety training
- Strong attention to detail and reliability
Job Qualifications
- High school diploma or equivalent
- Minimum of 1-2 years experience in maintenance or related technical field preferred
- EPA certifications Type 1 and II or Universal for refrigerant recycling when applicable
- Ability to read and interpret technical manuals and procedures
- Valid driver’s license if required for property vehicle operation
- Strong problem-solving skills
- Ability to communicate effectively and work as part of a team
Job Duties
- Completes assigned work orders generated from resident service requests by diagnosing and repairing issues
- Completes the make-ready process for vacant apartment homes including inspections, punch lists, scheduling vendors, and final inspections
- Follows procedures for obtaining and managing maintenance supplies and equipment including inventory tracking and reordering
- Completes documentation and paperwork timely and accurately to document service requests
- Maintains grounds, common areas, and amenities through cleaning, trash removal, pressure washing, painting curbs and signage
- Supports cost-cutting by repairing parts rather than replacing, reducing waste, and proper use of tools
- Complies with safety and risk management policies including attending safety meetings, training, and incident reporting
