The Maintenance Technician - Build to Rent (BTR) at the Redding Pointe property located at 2340 Shasta St, Lakeland, FL, is a crucial role within BH Management Services. This full-time position offers an hourly pay range of $23.00 to $25.00 and requires working onsite with a schedule primarily from Monday to Friday, although flexibility for overtime and on-call rotations is necessary. The Maintenance Technician is responsible for overseeing the physical assets and executing general maintenance repairs across one to four communities simultaneously. The role includes apartment make-readies, preventive maintenance, and supporting construction or rehabilitation projects. The technician must balance hands-on technical skills with customer service, representing the company courteously and professionally. Responsibilities also extend to ensuring safety compliance, managing work orders efficiently, and maintaining open communication with property management teams. The role demands a proactive approach to identifying and remedying hazardous conditions and maintaining property standards. Job Requirements

  • High School diploma or GED
  • Minimum of one year experience in general maintenance and HVAC systems
  • Basic computer skills
  • Ability to comply with OSHA and safety standards
  • Ability to perform manual labor tasks
  • Ability to provide own hand tools
  • Ability to travel between multiple sites
  • Willingness to work on-call and flexible hours
  • Ability to lift up to 50 pounds
  • HVAC certification or willingness to obtain
  • EPA Certification or willingness to obtain
  • Certified Pool Operator certification or willingness to obtain

Job Qualifications

  • Minimum of one year of working knowledge with general maintenance, safety, heating, and air conditioning
  • Basic computer skills required to perform job functions
  • Understands and complies with OSHA and other safety requirements
  • Knowledge of federal, state, and local maintenance codes and policies
  • High School diploma or GED is a plus
  • HVAC certification or the ability to obtain it
  • EPA Certification in Type II-domestic HVAC systems or 410A, or ability to obtain
  • Certified Pool Operator (CPO) certification or ability to obtain
  • Ability to perform manual, task-oriented work under supervision
  • Ability to provide own industry-specific hand tools
  • Ability to travel to multiple work locations

Job Duties

  • Uses service request system to schedule and establish priorities with daily assistance from the Community Manager BTR and Service Manager BTR
  • Repairs or replaces apartment material and maintenance items including HVAC, electrical, plumbing, carpentry, drywalling, appliances, apartment make-readies, exterior grounds, and common areas
  • Monitors completion of service requests while limiting callbacks and ensuring customer satisfaction
  • Implements and documents preventative maintenance programs per BH guidelines
  • Uses independent judgement under stress to meet deadlines and reprioritize activities
  • Works with office team and Maintenance supervisor on move-in/move-out reports and schedules
  • Identifies and corrects hazardous community conditions, reporting issues to management
  • Shares on-call responsibilities, responding to resident requests within 24 hours and addressing hazardous weather situations
  • Assists with inventory and ordering supplies and may be responsible for supply pick-up
  • Performs other duties as assigned
