This Service Technician role at Greystar involves performing critical technical and mechanical duties to ensure the property’s buildings, grounds, amenities, and common areas meet the company’s high standards for cleanliness, safety, appearance, and overall functionality. The position requires responding to resident service requests, conducting preventative maintenance, and completing the make-ready process to prepare vacant apartments for new tenants. The technician will diagnose defects or problems, make necessary repairs, schedule vendors and contractors as needed, and manage supplies and materials efficiently. Documenting all work thoroughly and maintaining proper inventory control are essential to this role.
Additionally, the Service Technician supports cost control initiatives by prioritizing repairs over replacements when feasible, utilizing tools and materials properly, and assisting in upkeep of common areas through general cleaning, pressure washing, and minor painting tasks. The role also emphasizes safety compliance, including participation in routine safety meetings and trainings, and promotes regular property inspections to ensure quality and risk management standards are upheld. Physical demands for this position include the ability to lift and carry up to 50 pounds with assistance, work effectively in varying weather conditions, climb ladders, and maintain a flexible schedule that includes availability for on-call assignments during evenings, weekends, and holidays.
The hourly pay range for this position is $24.00 to $26.00, with additional compensation through potential bonus programs based on individual and company performance. Job Requirements
- High school diploma or equivalent
- Minimum relevant experience in maintenance or technical repair
- EPA certifications Type 1 and II or Universal for refrigerant recycling if applicable
- Valid driver’s license if operating golf carts on property
- Ability to work flexible schedules including evenings, weekends, and holidays
- Physical ability to lift up to 25 pounds independently and 50 pounds with assistance
- Capability to work in various weather conditions and confined spaces
- Willingness to travel occasionally for training or assisting other properties
Job Qualifications
- High school diploma or equivalent
- Proven experience in maintenance or mechanical repair roles
- EPA certifications Type 1 and II or Universal for refrigerant recycling (Certified Service Technicians)
- Valid driver’s license for operating golf carts if required
- Knowledge of safety standards and OSHA regulations
- Ability to perform physical tasks such as lifting, climbing, and working in outdoor conditions
- Strong problem-solving and documentation skills
- Effective communication and teamwork abilities
Job Duties
- Complete assigned work orders from resident service requests and preventative maintenance by diagnosing problems and making repairs according to policies and safety standards
- Complete the make-ready process to prepare vacant apartments for leasing including inspections, punch lists, scheduling vendors, obtaining materials, and completing maintenance
- Follow procedures for obtaining and tracking materials, supplies, tools, and equipment while notifying supervisors of reordering needs
- Complete documentation and paperwork timely and accurately to ensure service request tracking
- Assist in grounds and common areas maintenance through trash pickup, pressure washing, general cleaning, and painting
- Support cost-cutting programs by repairing instead of replacing parts and practicing correct tool usage
- Participate in safety meetings, trainings, and promptly report accidents and incidents
- Inspect contractor and vendor work to ensure quality and compliance
- Conduct routine property inspections to identify safety and maintenance issues and communicate concerns to management
