The role in question is a Service Technician position at Alaire, a Greystar-managed property offering 357 one, two, and three-bedroom homes with open layouts, sun-filled rooms, and elevated finishes designed to offer polished and personal living spaces. Some select floorplans feature vaulted ceilings, stainless-steel appliances, and private balconies with beautiful views of Mt. Rainier. The Service Technician plays a critical role in ensuring that the physical aspects of the buildings, grounds, amenities, and common areas meet Greystar’s rigorous standards for cleanliness, appearance, safety, and functionality. This full-time role offers a competitive hourly wage ranging from $23.00 to $28.00 based on experience and business requirements, and provides opportunities for bonuses, either quarterly or annually, depending on the position and company performance.
Key responsibilities involve performing technical and mechanical work including completing work orders generated from resident requests, conducting preventative maintenance, and managing the make-ready process for vacant units. This includes inspecting apartments, creating punch lists, scheduling contractors, obtaining supplies, and ensuring thorough completion of maintenance tasks. The technician also assists in maintaining the grounds and common areas by performing tasks such as pressure washing, trash removal, general cleaning, and painting. Of equal importance are compliance with safety and risk management policies, participation in routine safety meetings, and adherence to OSHA and other regulatory requirements. The position requires physical ability to handle tasks involving standing, walking, lifting (up to 50 pounds with assistance), climbing, and working under varying weather conditions. It necessitates flexibility in work schedules, including the potential for on-call duties during evenings, weekends, and holidays.
To be successful, candidates must hold required licenses or certifications, such as EPA certifications for refrigerant recycling (Type 1 and II or Universal) applicable to certain service technicians, and any state or local certifications as required. A valid driver’s license may also be necessary for operating golf carts on the property. Job Requirements
- High school diploma or equivalent
- Previous experience in maintenance or similar technical roles
- EPA certifications Type 1 and II or Universal for refrigerant recycling applicable to certified service technicians
- Valid driver’s license for operating property vehicles if necessary
- Physical ability to stand, walk, bend, stoop, climb ladders, lift up to 25 pounds independently and 50 pounds with assistance
- Ability to work indoors and outdoors in all weather conditions
- Flexibility to work on-call schedules including evenings, weekends, and holidays
- Compliance with state and local certifications as required
- Willingness to attend safety training and participate in safety meetings
Job Qualifications

- Proven experience in maintenance or service technician roles

Job Duties
- Complete assigned work orders generated from resident requests and preventative maintenance by diagnosing and repairing defects
- Complete the make-ready process to prepare vacant apartments including inspections, creating maintenance punch lists, scheduling contractors, obtaining supplies, completing and inspecting work
- Follow procedures for accessing and tracking materials, supplies, equipment, and tools
- Complete accurate and timely documentation for service requests
- Assist in maintaining grounds, common areas, and amenities through cleaning tasks such as trash removal, pressure washing, painting curbs and signage
- Support cost-cutting and expense control by repairing parts instead of replacing, practicing proper use of materials and tools
- Comply with safety and risk-management policies including participation in safety meetings and training
- Periodically inspect contractor and vendor work to ensure quality standards
- Conduct routine property inspections to identify safety and maintenance concerns
