We are currently seeking a skilled and reliable Maintenance Technician to join our growing team. This full-time position is centered around the upkeep and maintenance of a residential property comprising approximately 100 units. The Maintenance Technician will play a vital role in preserving the operational condition and visual appeal of the property by performing a wide range of maintenance tasks including but not limited to painting, plumbing, HVAC installations, landscaping, electrical repairs, and mechanical equipment upkeep. The ideal candidate will demonstrate the ability to operate independently while adhering strictly to all health and safety protocols. This role requires strong manual dexterity, the capability to lift heavy objects up to 50 pounds regularly, and the physical stamina to navigate various maintenance scenarios such as climbing ladders and stairs.
The Maintenance Technician will collaborate closely with the site manager to plan and implement a comprehensive Preventive Maintenance Plan, conduct semi-annual property inspections, and manage scheduling for both routine maintenance and emergency repair services. Responsibilities will entail preparing weekly work schedules, coordinating timely completion of all repair orders, overseeing interior and exterior cleaning, and maintaining common areas like parking lots, playgrounds, and laundry rooms. Attention to detail and prompt response to tenant repair requests are essential for maintaining high resident satisfaction.
This position demands excellent communication skills in English, and bilingual capabilities in Spanish may be required for some scenarios. Other expected qualities include professionalism, punctuality, the ability to adhere to strict company safety policies, and a willingness to participate in educational training and pass any required agency or employer tests. Job Requirements
- High school diploma or equivalent
- Proven experience as a maintenance technician or similar role
- Must have the ability to speak, read, write and understand English
- Must be able to comply with injury and illness prevention plan and safety guidelines
- Ability to lift up to 50 pounds regularly
- Physical dexterity to perform maintenance tasks including climbing ladders and stairs
- Ability to follow written and verbal instructions
- Must be punctual and dependable
- Must adhere to company safety policies
- Willingness to attend educational courses and pass required tests
- Professional appearance according to company standards
- Preferred bilingual in English and Spanish
- Flexibility to respond to after-hours emergencies
Job Qualifications
- Ability to speak, read, write and understand English
- Ability to comply with both written and verbal instructions given in English
- Capacity to follow injury and illness prevention plans and read safety and warning labels
- Ability to follow and give technical instructions
- Physical ability to lift up to 50 pounds daily, manual dexterity with both hands and arms, climb stairs and ladders
- Experience in electrical, plumbing, HVAC, landscaping, and mechanical maintenance
- Knowledge of OSHA regulations and safety practices
- Strong communication skills and ability to maintain professional relations with vendors, residents, and staff
Job Duties
- Meet with site manager weekly to discuss the needs of the property and monthly to go over the budget
- Assist in planning and implementation of Preventive Maintenance Plan and semi-annual inspections for the property
- Prepare a weekly work schedule for the manager to review, coordinate tasks to assure timely completion of work orders, repairs to the buildings, and exterior areas
- Work with the manager to set an on call schedule for weekend and after hour maintenance emergencies including assignment of the afterhours emergency phone and following the Crisis Management Plan when needed
- Plan and perform all work in house at no additional labor cost to the project, including electrical, plumbing, heating, ventilating, air-conditioning, watering systems, mechanical equipment, exterior lighting and janitorial work
- Respond to written requests from tenants reporting a need for repairs, and take prompt corrective action on deficiencies, completing emergency requests immediately and non-emergency requests within 24 to 72 hours
- Safeguard, account for and maintain tools, equipment, and inventory supplies, and all property owned by the project
- Maintain OSHA/MSDS/Safety Center/Safety Meetings
- Obtain labor and material costs and completion estimates for major repairs, renovation or replacement of equipment and ensure completion once approved
- Update time cards daily
