Morgan Properties is currently seeking a full-time Maintenance Technician for a 288-unit apartment community located in Marlton, New Jersey. This role is ideal for professionals who are passionate about providing exceptional maintenance services in a dynamic and fast-paced residential environment. The Maintenance Technician will be primarily responsible for supporting daily maintenance operations with a particular focus on HVAC (including split systems), plumbing, and handling a high volume of service requests efficiently. This position not only requires technical expertise but also strong interpersonal skills to effectively communicate with residents and office staff regarding repairs and maintenance updates.
The successful candidate will be joining a team where continuous growth, teamwork, accountability, and leadership are highly valued. Responsibilities include troubleshooting and repairing a variety of service issues involving HVAC systems, plumbing, appliances, carpentry, and electrical components. Additionally, the technician will perform apartment turns and make-readies to prepare units for new residents while maintaining interior and exterior property standards in line with company safety requirements. Seasonal duties such as grounds maintenance and snow removal will also be part of the job. This role includes scheduled paid rotating on-call shifts approximately every four weeks to handle after-hours emergency maintenance requests, which requires the technician to be available promptly within a reasonable commute distance.
The compensation for this position ranges from $20.00 to $23.00 per hour, accompanied by an attractive $1,000 sign-on bonus. Employees are also eligible for up to a 50% rent discount, shared renewal commissions, quarterly bonuses under the Morgan Essentials program, and an on-call appreciation bonus of $15 per day. Comprehensive benefits include medical, dental, and vision coverage as well as a 401(k) retirement plan with company match, and generous paid time off, including 10 holidays per year and sick leave.

Hands-on experience with HVAC systems, plumbing, appliance repair, and general maintenance is essential. An EPA certification is required for this position. Candidates must also have the capability to manage work orders using a smartphone or computer system and possess a valid driver’s license along with a reliable personal vehicle.
