The Maintenance Technician position is offered by a reputable management company overseeing a 140-unit, multi-story affordable housing community located in Hayward, California. The technician's duties span a wide range of maintenance activities including groundskeeping, trash and chute management, apartment unit turnovers, and executing preventative maintenance tasks. They also coordinate with vendors and complete general maintenance work orders to ensure all property systems function optimally.

A key aspect of this role involves conducting regular inspections of the property and its equipment to diagnose any issues and determine necessary repairs or preventive measures. The Maintenance Technician responds promptly to resident service requests, adhering to fair housing guidelines, and documents all actions taken, including materials used and time spent. This includes tasks such as replacing HVAC filters, inspecting fire safety devices, cleaning gutters, and monitoring for potential leaks.

Additionally, this position supports apartment turnovers by performing maintenance, repairs, and renovations as requested by the Resident Manager, as well as obtaining bids for additional contractor work when required. Managing contracts, supplies, and equipment records forms an essential administrative part of the job. The technician also contributes to safety initiatives by using appropriate personal protective equipment and maintaining a neat and organized maintenance shop.

Emergency responsiveness is an important component of the Maintenance Technician's duties, with an on-call rotation system in place to address emergencies outside regular working hours. The technician must effectively communicate with property management and vendor personnel daily, ensuring all maintenance goals align with company standards. The role requires a hands-on approach and the ability to troubleshoot and repair various systems, including heating, air conditioning, electrical, plumbing, and carpentry issues. Job Requirements

  • Minimum two years experience in apartment or facilities maintenance
  • Valid driver’s license and reliable transportation

  • Ability to work full-time Monday to Friday 8 AM to 5 PM with availability for on-call emergencies
  • Physically able to perform demanding manual labor and work outdoors
  • Ability to use power tools and maintenance equipment safely
  • Strong communication and customer service skills
  • Ability to prioritize tasks and work independently
  • Knowledge of safety procedures and proper chemical use

Job Qualifications

  • High School Diploma or equivalent
  • Minimum two years experience in apartment maintenance, facilities maintenance, groundskeeping, janitorial services, handyman work, or related field
  • Experience with unit turnovers, property upkeep, trash management, and general maintenance repairs
  • Strong customer service, communication, and interpersonal skills
  • Ability to work independently, prioritize tasks, and respond to maintenance requests timely
  • Ability to safely operate maintenance equipment, power tools, and cleaning equipment
  • Knowledge of basic maintenance practices and safety procedures
  • Ability to perform physically demanding work including lifting, bending, walking property, climbing stairs, and working outdoors
  • Ability to participate in on-call rotation and emergency response
  • Valid driver's license, reliable transportation, and current auto insurance
  • Ability to pass background check and drug screening
  • Bilingual English/Spanish preferred but not required

Job Duties

  • Inspect property and equipment daily to determine maintenance needs and resources required
  • Respond to service requests promptly following fair housing guidelines and document work performed
  • Implement and supervise a preventative maintenance program with updated schedules
  • Complete and submit monthly property safety inspection reports
  • Assist with apartment turnovers including maintenance, repair, and renovation tasks
  • Oversee contracted projects to ensure compliance with specifications
  • Purchase and maintain records of maintenance supplies, equipment, and furniture
  • Use safety equipment appropriately
  • Compile labor and material cost reports and submit to management
  • Review and analyze bids for contracted services and recommend actions
  • Respond to emergency calls 24/7 and participate in on-call rotation
  • Support office staff in property safety and security efforts
  • Maintain a neat and organized maintenance shop and care for company tools
  • Interact professionally with residents
  • Assess emergency situations and respond with appropriate assistance
  • Communicate daily with Property Manager to meet maintenance objectives
  • Coordinate with suppliers and vendors for efficient maintenance operations
  • Troubleshoot and repair heating, air conditioning, plumbing, electrical, and appliance issues
  • Perform carpentry and sheetrock repairs
  • Manage cleanliness of property including trash removal and hallway upkeep
  • Monitor maintenance inventory and place orders as needed
  • Operate power machinery safely
  • Travel locally as required
  • Keep cellular telephone on during working hours and on call
