Joining The Landing at East Mil as a Maintenance Technician means becoming an integral part of a dedicated team focused on maintaining and enhancing the property’s infrastructure. This role is instrumental in the upkeep of both occupied and vacant units as well as common areas, making it a dynamic and vital position within the property management team. As a Maintenance Technician, your primary responsibility is to address service requests promptly and efficiently while delivering exceptional customer service that exceeds resident expectations. This position requires a versatile and skilled individual who can handle a wide range of maintenance tasks, from routine plumbing repairs and electrical work to carpentry, painting, and HVAC system maintenance.
The Maintenance Technician position at The Landing at East Mil demands a proactive approach to identifying and correcting potential liabilities, ensuring the property remains safe and well-maintained at all times. This role involves hands-on work such as replacing light bulbs, unclogging pipes, fixing faucets, changing locks, installing and repairing floor tiles, as well as assisting with trash outs and unit turns. The technician will also routinely inspect plumbing, heating, cooling, and electrical systems to diagnose issues and perform necessary repairs.
In addition to technical skills, the ideal candidate exhibits strong observational skills, attention to detail, and a commitment to problem-solving. A valid driver’s license, auto liability insurance, reliable transportation, and HVAC certification (Type II or Universal EPA Certification) are required. This role operates within a schedule from 9:00 a.m. to 6:00 p.m. Monday through Friday, with Saturday hours from 10:00 a.m. to 5:00 p.m., and is closed on Sundays. However, Maintenance Technicians are expected to participate in a rotating on-call schedule for after-hours and weekend emergencies, ensuring continuous support for residents.
Physical demands in this role are significant, requiring the ability to walk and be on feet for extended periods, frequently lift and move heavy objects including appliances, and perform various physical activities such as climbing, stooping, bending, and grasping. Visual acuity is also vital for performing detailed inspections and operating tools and machinery.

Job Requirements
- Valid driver’s license and auto liability insurance is required
- Must have reliable transportation
- Valid HVAC certification: Type II or Universal EPA Certification is required
- Ability to walk continuously for 8 or more hours per day
- Ability to move and lift boxes up to 50 pounds frequently and appliances up to 100 pounds
- Must be able to climb, stoop, bend and grasp objects
- Ability to remain in stationary sitting or standing position 90 percent of working time
- Willingness to work any of the seven days with rotating on-call schedule for emergencies
- Strong attention to detail and problem-solving skills
Job Qualifications
- High school diploma or equivalent
- Valid HVAC certification: Type II or Universal EPA Certification required
- Proven experience in maintenance work preferably in residential or property management settings
- Strong problem-solving skills
- Detail oriented and observant
- Ability to perform a wide range of maintenance tasks including plumbing, electrical, carpentry, HVAC and landscaping
- Excellent customer service skills and ability to work effectively in a team
- Valid driver’s license and reliable transportation
Job Duties
- Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed
- Assist with trash outs and unit turns by inspecting appliances, A/C systems, toilets, faucets, showers, lights, disposals, and safety devices
- Perform routine plumbing repairs including servicing water heaters, clearing drain lines, replacing washers, gaskets, facets and floats
- Replace burned out, broken or nonworking exterior light bulbs and fixtures immediately
- Perform carpentry repair such as fixing kitchen cabinets, window screens/glass, door locks and plaster/drywall
- Conduct routine mechanical repairs including diagnosing and repairing major appliances
- Carry out miscellaneous tasks including interior/exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, tree/shrub trimming, debris removal and other landscaping duties
- Perform routine electrical repairs such as wiring fuses, fixtures and sockets, and servicing HVAC systems
- Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and service evaporative coolers
- Troubleshoot, repair or replace defective parts in units and equipment controls including thermostats, switches, fan controls, relays, filters, belts, compressors, heat exchanges and safety valves
- Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed
- Connect motors and control panels as required
