The Maintenance Technician role is a full-time position based in Los Angeles, CA at a 200-unit high-rise HUD property catering to senior and disabled populations. This role plays a crucial part in maintaining the overall upkeep of the property, including the interior and exterior environments. Working closely with the Property Manager, Assistant Manager, Office Assistant, and Activities Coordinator, the Maintenance Technician will be responsible for executing work orders related to electrical, plumbing, HVAC, appliance repairs, and exterior maintenance. The position demands the ability to juggle multiple tasks simultaneously while providing high-quality customer service to residents and staff.
This role is dynamic with daily challenges and requires flexibility since no typical day exists. The Maintenance Technician is an important contact for emergency situations and must be able to respond to after-hours issues as part of an on-call rotation with other maintenance staff. Responsibilities also extend to maintaining the appearance of the property, including grounds, amenities, leasing office, parking lots, and additional community buildings. The Technician is expected to implement and supervise preventative maintenance programs to avoid service interruptions and ensure safety compliance.
The maintenance work includes inspecting the property daily, ensuring equipment and machinery are in good working order, and completing records for labor, materials, and maintenance activities. This includes troubleshooting heating and air conditioning systems, repairing electrical and plumbing issues, providing carpentry and sheet rock repairs, and ensuring the cleanliness of the property. The Technician must coordinate repairs, obtain bids for contracted projects, and maintain inventory supplies efficiently. Excellent communication skills are pivotal for coordinating efforts with the property manager and vendors, ensuring smooth operations and addressing residents' needs effectively. Job Duties
- Inspect property and equipment daily to determine service needs
- respond to service requests promptly following Fair Housing guidelines
- implement and supervise preventative maintenance program
- update preventative maintenance schedules quarterly and annually
- submit monthly property safety inspection reports
- assist with apartment turnovers including maintenance and repairs
- manage and oversee contracted projects and bids
- purchase and maintain building and maintenance supplies records
- utilize safety equipment as needed
- compile labor and material cost records and issue reports
- respond to emergency calls 24/7 and provide on-call services on a rotating basis
- coordinate with other staff for emergency call coverage
- support office staff in safety and security efforts
- keep maintenance shop organized and maintain company tools
- interact professionally with community residents
- assess situations requiring specialized assistance and respond appropriately
- communicate daily with Property Manager to meet objectives
- coordinate with vendors for efficient property maintenance
- troubleshoot and repair HVAC and appliance problems
- diagnose hard-to-access equipment issues
- re-key locks and cut keys
- repair electrical and plumbing problems
