The role of Maintenance Technician at New Hope of Indiana is a critical position responsible for the upkeep, repair, and maintenance of rental properties and grounds managed by the organization. This position is ideal for individuals who possess a strong technical skill set in property maintenance and a passion for contributing to a meaningful cause. The Maintenance Technician will perform a variety of tasks including minor electrical, plumbing, carpentry, and remodeling work, as well as routine preventative maintenance and groundskeeping duties. This role also involves coordinating major equipment repairs, maintaining tools and equipment, and keeping detailed records in New Hope's electronic work order system. The position requires someone who can work independently and as part of a team, adhering strictly to safety protocols and life safety codes. The schedule primarily consists of daytime hours on weekdays, with flexibility for evenings, nights, weekends, and participation in a rotational 24/7 on-call duty for emergency repairs. Job Requirements
- High school diploma or GED
- Minimum two years' experience in property maintenance or related field
- Valid Indiana Driver’s License with proof of insurance
- Ability to pass background check and drug screening
- Ability to perform physical tasks including moving and lifting up to 100 pounds
- Availability to work flexible hours including evenings, nights, weekends, and on-call duties
- Commitment to safety and adherence to regulatory and life safety codes
Job Qualifications
- High School Diploma or GED
- Two (2) years' experience in property maintenance or a similar role, such as property management, apartment maintenance, construction/remodeling, or specialized trade experience
- Vocational, trade, or technical education highly desired
- Non-profit experience
- Experience with individuals from diverse backgrounds, including those with disabilities
- Valid Indiana Driver’s License and proof of insurance
- Ability to pass background check and drug screen
- Ability to move, lift or carry items weighing up to 100 pounds
- Willingness to work flexible hours including evenings, nights, weekends, and participate on a rotational 24/7 on-call schedule
Job Duties
- Performs reactive repair and preventative maintenance tasks as assigned by supervisor or designee
- Adheres to all regulatory requirements and/or life safety codes when applicable
- Always maintains a safe work environment, promptly reports any potential safety concerns to supervisor
- Performs carpentry and remodeling work
- Performs minor electrical and plumbing work, including occasional installations
- Prepares various wall surfaces and performs drywall work
- Applies paint, wallpaper, and other finishes to surfaces
- Repairs and maintains household appliances and utilities
- Moves and assembles furniture and equipment
- Performs ground keeping and landscaping tasks, including snow removal, as necessary
- Coordinates major equipment repair as assigned
- Enters detailed notes and updates status of assigned work orders in NHI’s electronic work order system, and tends to work email, at least twice daily
- Purchases supplies needed for work orders and submits all purchasing documentation daily
- Maintains appropriate inventory of tools and equipment, ensuring they are always clean operable
- Utilizes NHI-owned maintenance equipment and transportation vehicles to complete assigned tasks
- Assists with organization-wide special events as required
- Performs all other duties as assigned
