Currently, Portico is offering an exciting opportunity to join their team as a Maintenance Technician at their apartment community, Country Gables, located in Glendale, AZ. This role is integral to maintaining the physical integrity and aesthetic appeal of the community, ensuring that residents receive timely and effective maintenance services. As a Maintenance Technician, you will be responsible for responding to service requests, conducting preventive maintenance, preparing apartments for new residents, and upholding the overall safety and cleanliness of the community.

The position demands a versatile skill set, blending technical knowledge, problem-solving, and customer service to support resident satisfaction. The Maintenance Technician works closely with the Maintenance Supervisor and other team members to address mechanical, electrical, plumbing, HVAC, and carpentry needs. The role includes managing community common areas, pools, amenities, and exterior features to maintain curb appeal and functionality.

This position also involves participating in on-call rotations for after-hours emergencies, demonstrating a dedication to continuous service availability. Portico expects all maintenance work to meet high-quality standards, comply with safety regulations, and be completed efficiently to ensure optimal living conditions for residents. Team collaboration and professional communication with vendors and contractors are key components of this role.

In addition to technical responsibilities, the Maintenance Technician is expected to contribute positively to the community by upholding Portico's safety policies, participating in safety meetings, and maintaining compliance logs related to OSHA and EPA standards. The role supports resident relations by providing status updates on repairs and engaging in courteous interactions that enhance the resident experience.

The successful candidate will bring at least one year of relevant maintenance experience, a high school diploma or GED, and preferred certifications such as EPA and CPO. A valid driver’s license and insurance are required. Technical skills, including proficiency with property management software like OneSite or Yardi, and bilingual abilities in English and Spanish, are advantageous. Physically, the role requires the ability to perform demanding tasks including lifting heavy objects and working in various weather conditions.

Job Requirements

  • Minimum 1 year of experience in maintenance, plumbing, electrical, HVAC, or related trades
  • High school diploma or GED preferred
  • EPA and CPO certifications preferred
  • Valid driver's license and insurance required
  • Ability to lift up to 100 lbs, climb ladders, and perform physical tasks daily
  • Must follow all Portico safety, key control, and emergency response procedures
  • Willingness to participate in on-call rotation including weekends and evenings
  • Ability to work under varying weather conditions and moderate noise levels
  • Must pass drug test and background check

Job Qualifications

Job Duties

  • Respond to and complete service requests within 24 hours, addressing plumbing, electrical, HVAC, appliances, carpentry, and general repairs
  • Communicate promptly with Maintenance Supervisor regarding parts, vendor needs, or incomplete work
  • Participate in on-call rotation for after-hours emergencies
  • Maintain cleanliness and functionality of community exteriors, common areas, pools, and amenities
  • Support daily trash control, lighting, signage, irrigation, and access gate maintenance
  • Assist with weekend coverage as needed
  • Perform scheduled preventive maintenance on interior and exterior systems including filters, smoke detectors, HVAC, and lighting
  • Complete make-ready tasks including unit trash-out, repairs, painting, and inspection prior to move-in
  • Ensure all work meets Portico quality standards and timelines
  • Follow all Portico safety, key control, and emergency response procedures
  • Participate in monthly safety meetings and maintain OSHA/EPA compliance logs
  • Report incidents, accidents, and property damage immediately
  • Deliver excellent customer service and communicate repair status to residents
  • Collaborate with on-site and corporate team members, vendors, and contractors professionally
  • Attend daily and weekly staff meetings to stay informed on property goals and priorities
