The role of Maintenance Technician at POAH Communities is a vital position focused on ensuring that the properties under management remain safe, secure, and comfortable for all residents, visitors, and staff. Located in Lynn, MA, a small city just north of Boston, these properties include the historic Chestnut Gardens Apartments consisting of 65 units, which originally comprised 5% of Lynn’s privately-owned subsidized rental housing when acquired by POAH. Additionally, the Olympia Square Apartments host 44 units targeted as fully occupied senior housing with Section 8 support. This position calls for a skilled maintenance professional who can handle a range of repair, preventative maintenance, and safety responsibilities essential to property upkeep and resident wellbeing.

This role involves hands-on work and leadership, requiring the Maintenance Technician to be knowledgeable about relevant laws, including EPA and OSHA standards, and proficient with various tools and equipment. Responsibilities include performing routine preventative maintenance, diagnosing and fixing minor maintenance issues, ensuring make-ready repairs are completed promptly, and keeping community grounds clean and orderly. The technician must be physically capable, ready to work in diverse weather conditions, and maintain a flexible schedule including weekends and on-call hours as necessary. With a starting pay rate between $23.63 and $24.00 per hour, this hourly position offers a competitive wage aligned with experience and skills. Job Requirements

  • Must have at least 1 year experience in apartment maintenance
  • High school diploma or GED required
  • HVAC certification preferred
  • Must have a valid Driver's License and automobile insurance coverage as use of personal vehicle may be required
  • Must be able to work a flexible schedule with weekends and on-call basis as necessary
  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels
  • Must be able to work in all weather conditions

Job Qualifications

  • High school diploma or GED
  • At least 1 year experience in apartment maintenance
  • HVAC certification preferred
  • Valid Driver's License and automobile insurance coverage
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Ability to read and understand maintenance forms and warning labels
  • Ability to work a flexible schedule including weekends and on-call basis
  • Ability to work in all weather conditions

Job Duties

  • Insuring a safe, secure and comfortable living environment for residents, visitors and staff
  • Being knowledgeable of pertinent laws and EPA and OSHA regulations
  • Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
  • Scheduling and performing routine preventative maintenance on all appropriate equipment
  • Performing work area clean-up and safety related duties
  • Diagnosing and perform minor and routine maintenance/repairs
  • Insuring all make-ready repairs and services are completed
  • Inspecting and helping coordinate all needed make-ready repairs and services
  • Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary
