As a Maintenance Technician at CAHEC Management, Inc., you will play a critical role in supporting the upkeep and functionality of the properties under management. Job Requirements

  • High school diploma or equivalent
  • Minimum three years maintenance experience relevant to repairs, replacements, and troubleshooting
  • Ability to work independently without direct supervision
  • Ability to communicate effectively with management and team members
  • Flexibility to work after-hours and weekends for emergency calls
  • Physical ability to perform maintenance tasks including lifting, climbing ladders, stooping, stretching, and standing for long periods
  • Knowledge of Fair Housing Laws with commitment to ongoing education
  • Valid driver’s license for local travel to obtain supplies and attend training

Job Qualifications

  • Minimum three years maintenance experience relevant to repairs, replacement, troubleshooting, and analyzing
  • Experience in residential housing preferred
  • General maintenance skills including appliance repair, light carpentry, plumbing, electrical knowledge, drywall, and painting
  • Ability to analyze and troubleshoot maintenance issues
  • Comprehensive knowledge of Fair Housing Laws with commitment to annual training
  • Strong communication skills
  • Eagerness to learn new skills and attend training
  • Physically able to perform maintenance duties

Job Duties

  • Perform day-to-day activities without direct supervision from the Site Manager
  • Communicate effectively with the Site Manager to support efficient property operations
  • Promote good public relations with residents, coworkers, company staff, and service providers
  • Complete all service requests in a timely manner, prioritizing health and safety
  • Diagnose and perform minor and routine maintenance and repairs
  • Document work performed accurately on service request forms
  • Identify potential issues and communicate findings to the Community Manager
  • Assist in maintaining neat and litter-free grounds
  • Flex work schedule to accommodate after-hours and weekend emergencies
  • Conduct regular site inspections to ensure compliance with regulatory and management standards
  • Assist Site Manager in identifying capital improvement projects and ongoing maintenance needs
  • Accompany Site Manager during interior unit inspections to check HVAC filters, fire and safety equipment
  • Manage maintenance tablet, iPhone, and site keys
  • Order materials, supplies, and parts while adhering to site budgets
  • Maintain shop appearance and inventory organization
  • Assess vacant units for make-ready condition
  • Monitor independent contractors to ensure work quality
  • Assess all physical aspects of the site regularly including HVAC systems, windows, roofs, lighting, and more
  • Complete special projects as assigned
