The Maintenance Technician role at POAH Communities is a vital position within the Cincinnati, OH portfolio. This hands-on role requires a dynamic individual with leadership qualities and practical experience in property maintenance. The technician will play an essential part in ensuring that residents, visitors, and staff enjoy a safe and secure living environment. The Maintenance Technician will be responsible for routine upkeep and repairs, proactive identification and resolution of potential hazards, maintaining compliance with EPA and OSHA regulations, and executing preventive maintenance schedules for various equipment and facilities. This position demands a flexible schedule including availability for weekends and on-call duties when required. The successful candidate will demonstrate expertise in using hand and power tools safely and effectively, and the ability to perform tasks such as lifting, bending, climbing, and other physical activities essential to property maintenance.

This role is not only about repairing and maintaining property but about supporting the overall mission of POAH Communities by contributing to environments where residents feel secure and can prosper. The Maintenance Technician will work closely with the community team to coordinate maintenance work, conduct clean-up activities, and keep common areas and grounds neat and orderly. Job Requirements

  • Must have at least 1 year experience in apartment maintenance
  • High school diploma or GED required
  • HVAC certification preferred
  • Must have a valid Driver's License and automobile insurance coverage
  • Must be able to work a flexible schedule with weekends and on-call basis as necessary
  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Must be able to perform physical duties including be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, read and understand maintenance forms and warning labels
  • Must be able to work in all weather conditions

Job Qualifications

  • At least 1 year experience in apartment maintenance
  • High school diploma or GED
  • HVAC certification preferred
  • Valid Driver's License and automobile insurance coverage
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Ability to work a flexible schedule with weekends and on-call basis
  • Able to perform physical duties such as bending, stooping, lifting up to 75lbs, climbing stairs and ladders
  • Able to read and understand maintenance forms and warning labels

Job Duties

  • Insuring a safe, secure and comfortable living environment for residents, visitors and staff
  • Being knowledgeable of pertinent laws and EPA and OSHA regulations
  • Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
  • Scheduling and performing routine preventative maintenance on all appropriate equipment
  • Performing work area clean-up and safety related duties
  • Diagnosing and perform minor and routine maintenance/repairs
  • Insuring all make-ready repairs and services are completed
  • Inspecting and helping coordinate all needed make-ready repairs and services
  • Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary
