Currently, CAHEC Management, Inc. is seeking a dedicated Full Time Maintenance Technician to join their site-based team. This role requires a technical professional with a versatile skill set capable of performing routine and minor repairs, maintaining property standards, and ensuring safety compliance. The Maintenance Technician position operates primarily in person across various site locations, with a flexible schedule to accommodate after-hours and weekend emergencies. The role is essential in assisting the Site Manager by maintaining the physical condition of the property and managing maintenance priorities efficiently and professionally. The Maintenance Technician will be responsible for a wide range of tasks, from executing routine repairs and maintenance to performing detailed site inspections. This position requires excellent communication skills to coordinate with property staff, contractors, residents, and company leadership effectively. A key responsibility includes the ability to diagnose issues proactively, prioritize health and safety repairs, document service activities, and maintain inventory and work tools. Job Requirements
- High school diploma or equivalent
- minimum three years of relevant maintenance experience
- physical ability to perform labor-intensive tasks
- knowledge of appliance repair, carpentry, plumbing, electrical systems, and drywall/painting
- effective communication skills
- ability to work independently without direct supervision
- willingness to flex schedule for after-hours and weekend work
- valid driver's license and reliable transportation
- commitment to uphold Fair Housing Laws
- ability to use and maintain company-provided technology
- strong problem-solving skills
Job Qualifications
- General maintenance experience including appliance repair, light carpentry, plumbing, electrical knowledge, and drywall/painting
- ability to analyze and troubleshoot maintenance issues and repairs
- comprehensive knowledge of Fair Housing Laws with commitment to ongoing education
- eagerness to learn and attend available training
- physical ability to perform maintenance duties
- proven track record of at least three years relevant maintenance experience, preferably in residential housing
Job Duties
- Perform day-to-day activities without direct supervision from the Site Manager
- communicate well with the Site Manager to carry out efficient property operation
- promote good public relations with residents, co-workers, company staff, and service providers
- contribute to a culture of high service compliance with CAHEC's values
- assure all service requests are completed timely prioritizing health and safety
- diagnose and perform minor and routine maintenance/repair professionally
- accurately document work performed on service requests
- identify potential issues and liabilities and communicate findings with the Community Manager
- assist in keeping grounds neat and free of litter
- flex work schedule for after hours and weekend emergencies
- perform regular site inspections for compliance and maintenance needs
- accompany Site Manager during interior unit inspections
- responsibly manage maintenance tablet, iPhone, and site keys
- order materials, supplies, parts, and equipment in coordination with Site Manager
- maintain shop appearance for inventory assessment
- assess vacant units and restore them to make ready
- monitor independent contractors to ensure work completion
- assess physical aspects of the site routinely including HVAC, windows, roofs, lighting, and water leaks
- complete special projects as assigned
