As a Maintenance Technician at The Tatum, you will be an essential part of the maintenance team, ensuring that the property remains safe, visually appealing, and fully operational. The Maintenance Technician position at The Tatum is a full-time role offering competitive pay and bonuses. You will be responsible for handling various maintenance tasks such as repairs, inspections, and preventative measures intended to maintain and improve property conditions. Your duties will include responding to service requests promptly, addressing maintenance issues in both common areas and individual units, and proactively identifying potential hazards to prevent liabilities. The role requires collaboration with other team members as well as direct interaction with residents, providing exemplary customer service that consistently exceeds expectations.
Working hours are primarily from 9:00 a.m. to 6:00 p.m. Monday through Friday, with Saturdays from 10:00 a.m. to 5:00 p.m., and the property is closed on Sundays. However, you must be available to work any day of the week as needed, including rotating on-call emergency coverage for after-hours and weekend situations. This flexibility ensures that the property needs are met at all times, keeping residents comfortable and safe.
Physically, the role is demanding, requiring up to eight hours of continuous movement and the ability to lift heavy objects such as appliances weighing up to 100 pounds. The position also demands climbing, stooping, bending, and keen visual acuity for careful inspection and accurate task execution. Because this is a hands-on role, you will enjoy a dynamic work environment with varied tasks including carpentry, plumbing, painting, landscaping, mechanical repairs, and interior cleaning.

Job Requirements
- High school diploma or equivalent
- Minimum 1 year of experience in maintenance or related field
- Valid driver license and auto liability insurance
- Reliable transportation
- Ability to work any day of the week including weekends and holidays
- Physical ability to perform demanding tasks such as lifting heavy objects, climbing, stooping, and standing for extended periods
- Detail oriented and observant
- Excellent problem-solving abilities
- Willingness to help and strong customer service focus
Job Qualifications
- High school diploma or equivalent
- Proven experience as a maintenance technician or similar role
- Strong knowledge of plumbing, electrical, carpentry, and HVAC systems
- Ability to operate hand and power tools safely
- Excellent problem-solving skills
- Valid driver license and auto liability insurance
- Reliable transportation
- Ability to work independently and as part of a team
- Good communication and customer service skills
Job Duties
- Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed
- Assist with trash outs and unit turns
- Inspect appliances, A/C system, toilets, faucets and showers, lights, disposals, and all safety devices
- Perform routine plumbing repairs such as replacing, repairing, servicing water heaters, clearing drain lines, replacing worn out washers, gaskets, facets and floats
- Replace burned out, broken and/or nonworking exterior light bulbs and/or fixtures immediately
- Perform carpentry repair such as kitchen cabinets, window screens/glass, door locks and plaster/drywall
- Perform routine mechanical repairs such as repairing/diagnosing all major appliances
- Conduct miscellaneous tasks such as interior and exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, tree/shrub trimming, debris removal, and other landscaping duties
