The role of a Maintenance Technician at Carter-Haston is integral to maintaining the aesthetic appeal and functionality of properties within the assigned community. This position involves hands-on responsibilities for the upkeep of grounds, common areas, and apartment homes, where the technician ensures that all maintenance tasks are performed promptly and effectively to provide residents with a superior living experience. The Maintenance Technician is expected to comply with OSHA regulations as well as EPA policies, contributing to a safe and environmentally responsible workplace. This role requires a proactive approach to performing preventative maintenance, repairing appliances, electrical systems, drywall, and plumbing, as well as preparing vacant units for new occupancy by thoroughly utilizing a Market-Ready Inspection checklist.

Additional duties include maintaining the community pool area, efficiently handling service requests, and conducting daily walks around the property to eliminate litter, debris, and pet waste. During winter months, the technician is responsible for snow and ice removal from walkways, sidewalks, and parking lots to ensure safe access for all residents and visitors. Collaboration with the Service Manager to manage shop supplies within budget limits is also a critical aspect of the job, requiring communication and resourcefulness. An ideal candidate will bring at least one year of related experience and possess superior technical skills, including proficiency with hand and power tools, and certifications such as HVAC or EPA are preferred. Flexibility to work varied schedules, including on-call rotations and weekends, combined with strong leadership, team management, and customer service skills, are essential to succeed in this dynamic role. Job Duties
