The Maintenance Technician position is a vital, full-time role that contributes directly to maintaining and enhancing the value of Coastal Ridge’s property at Bracken House. Situated along the scenic Allegheny River and overlooking Downtown Pittsburgh, Bracken House offers residents a blend of suburban quietude and urban convenience in the desirable North Shore neighborhood. This pet-friendly community boasts 1 and 2-bedroom apartments equipped with appealing features such as wood-style plank floors, oversized closets, private patios or balconies, and in-unit washers and dryers. Affordable parking and easy access to city amenities make Bracken House an excellent place to call home.

As a Maintenance Technician, you will report directly to the Property Manager and work as part of a dedicated maintenance team. Your main responsibility will be to ensure all maintenance tasks are performed efficiently and to a high standard to provide a safe, comfortable, and welcoming atmosphere for residents. This includes responding promptly to resident service requests, including emergencies during and after business hours, being part of an on-call rotation, and proactively maintaining the property’s exterior and common spaces. Your duties will also cover routine upkeep such as swimming pool maintenance (where applicable) and ensuring compliance with health and safety standards, including OSHA regulations.

The role demands strong technical abilities across various trades like HVAC, electrical, plumbing, and appliance repair, along with sound problem-solving skills and clear communication. You’ll be expected to handle unit turnovers quickly and effectively to meet move-in deadlines, work collaboratively with team members and other departments to achieve property goals, and maintain a professional appearance while on duty. Physical demands of the job include the ability to lift or move loads up to 50 pounds, frequent walking, and occasional stooping or crawling. Because it is necessary to respond to emergencies and participate in an on-call schedule, reliable transportation and residency within 30 miles of Bracken House are required.

Job Requirements

  • High school diploma or equivalent
  • Previous general maintenance experience including HVAC electrical plumbing and appliances strongly preferred
  • EPA certification type I and II preferred and may be required
  • Basic English communication skills
  • Basic computer skills including ability to use maintenance management software and email
  • Strong problem-solving skills
  • Ability to frequently walk and occasionally stoop kneel crouch or crawl
  • Must be able to lift or move loads up to 50 lbs and use a ladder
  • Must live within 30 miles of the assigned property
  • Reliable transportation to participate in on-call duties

Job Duties

  • Ensure timely and thorough completion of all resident service requests including after-hours and emergency needs
  • Participate in an on-call rotation with the maintenance team
  • Execute unit turnovers and make-readies for new residents to meet move-in deadlines
  • Maintain the exterior and common areas of the community including grounds breezeways and shared spaces
  • Perform swimming pool maintenance and ensure compliance with health and safety standards
  • Identify and proactively address maintenance issues to minimize disruptions
  • Adhere consistently to OSHA standards and company safety policies
  • Utilize property resources tools and supplies efficiently and safely
  • Work closely with maintenance team and other departments to meet property goals
  • Maintain required uniform and professional appearance
  • Perform other responsibilities as assigned by management
