Job Description

The role of Maintenance Technician at POAH Communities is a crucial position within this framework. We are seeking a highly qualified and dynamic individual to join our team and contribute hands-on expertise in maintaining the quality and safety of our properties. The Maintenance Technician will be primarily responsible for the upkeep and preventive maintenance of historic properties, including the Chestnut Gardens Apartments and Olympia Square Apartments, both located near downtown Lynn, Massachusetts, north of Boston. Chestnut Gardens features 65 affordable units, historically representing about 5% of Lynn's privately-owned subsidized rental housing when acquired by POAH. Olympia Square Apartments, formerly the Sweetser Block built in 1874, is a fully occupied senior housing property with 44 Section 8 units.
In this role, the Maintenance Technician will play a vital part in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. The position demands an individual knowledgeable about relevant laws and regulations including EPA and OSHA standards, with a keen eye for identifying and promptly addressing unsafe conditions across the apartment communities. Responsibilities will include scheduling and performing routine preventive maintenance on equipment, diagnosing and executing minor repairs, maintaining cleanliness and safety of work areas, and coordinating all necessary make-ready repairs and services. Additionally, the technician will assist with general grounds upkeep such as raking, sweeping, and shoveling as needed.
POAH Communities offers a competitive salary range for this position, between $23.63 and $24.00 per hour, reflecting the candidate’s experience and qualifications. The role requires flexibility to accommodate a varying schedule, including weekends and on-call duties when necessary. The successful candidate will bring at least one year of experience in apartment maintenance, hold a High School diploma or GED (HVAC certification preferred), and possess a valid driver’s license with automobile insurance as personal vehicle use may be required. Job Requirements
- Must have at least 1 year experience in apartment maintenance
- High School diploma or GED required
- HVAC certification preferred
- Must have a valid Driver's License and automobile insurance coverage as use of personal vehicle may be required
- Must be able to work a flexible schedule with weekends and on-call basis as necessary
- Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
- Must be able to perform the following duties 66-100% of the time: be on feet, bend/stoop/squat/kneel, climb stairs, push/pull, reach above shoulder, climb ladders, grasp/grip/turn, finger dexterity, lift/carry up to 75lbs, be able to read and understand maintenance forms and warning labels
- Must be able to work in all weather conditions
Job Qualifications
- At least 1 year experience in apartment maintenance
- High School diploma or GED
- HVAC certification preferred
- Valid Driver's License and automobile insurance coverage
- Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
- Ability to perform physically demanding tasks such as bending, stooping, squatting, kneeling, climbing stairs and ladders, pushing, pulling, lifting up to 75 lbs
- Ability to read and understand maintenance forms and warning labels
- Able to work flexible schedule including weekends and on-call basis
Job Duties

- Being knowledgeable of pertinent laws and EPA and OSHA regulations
- Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
- Scheduling and performing routine preventative maintenance on all appropriate equipment
- Performing work area clean-up and safety related duties
- Diagnosing and perform minor and routine maintenance/repairs
- Insuring all make-ready repairs and services are completed
- Inspecting and helping coordinate all needed make-ready repairs and services
- Assisting in keeping grounds neat and clean, rake, sweep, shovel as necessary
