The role of Maintenance Technician at Morgan Properties’ Elmwood Village apartment community offers a unique opportunity to join a 666-unit residential complex with a well-established team dedicated to exceptional service. The Maintenance Technician will be responsible for a wide range of repair and maintenance tasks, including HVAC systems, plumbing, appliances, painting (spackling), carpentry, and electrical work. The company offers a competitive base pay between $20.00 and $23.00 per hour, supplemented by a $1200 sign-on bonus, up to 50 percent rent discount, shared renewal commissions, quarterly bonuses, and on-call appreciation pay. This full-time position runs Monday through Friday, 8:00 AM to 4:30 PM, with rotating on-call responsibilities for emergency events such as snow removal. Morgan Properties expects its Maintenance Technicians to possess active, valid driver’s licenses and reliable personal vehicles, and to reside within 30 minutes of the property for prompt response capabilities. Preferred candidates will have HVAC, EPA, or CFC certification and at least two years of multifamily or related maintenance experience. Familiarity with plumbing, HVAC systems, and boilers, especially Lochinvar systems, is a strong plus. The role also demands effective work order management, excellent communication skills for interacting with residents and team members, and comfort with modern technology tools, including mobile apps and property management systems. Job Requirements

Job Qualifications

Job Duties

  • Troubleshoot service issues including HVAC systems, plumbing, appliances, painting (spackling), carpentry, and electrical repairs
  • Maintain interior and exterior areas according to company standards, compliance requirements, and applicable laws
  • Respond promptly and efficiently to maintenance service tickets in a high-volume community environment
  • Communicate clearly and professionally with residents and office staff regarding repairs, timelines, and updates
  • Support make-ready turns, grounds upkeep, and snow removal as part of overall community operations
  • Assist the team in maintaining strong service delivery standards at a busy, resident-focused community with high service expectations
