The role of Full-Time Maintenance Technician plays an essential part within CAHEC Management’s onsite team. This position is responsible for performing a variety of maintenance tasks to ensure that community properties are well-maintained, safe, and operating efficiently. The technician will carry out repairs, preventative maintenance, and inspections to uphold the quality standards expected by residents and management. The schedule for this role varies, and the technician must be flexible to respond to emergency maintenance situations, including after-hours and weekends. The work is performed 100% in person at various community sites, requiring the ability to manage a physical workload and interact professionally with both residents and coworkers.

As a Maintenance Technician, the individual will operate with significant autonomy, executing daily duties with minimal supervision and maintaining clear communication with the Site Manager. Tasks include diagnosing repair issues, prioritizing work orders, performing appliance repairs, basic carpentry, plumbing, electrical work, drywall, painting, and general upkeep of the grounds and facilities. The technician will be entrusted with company-provided tools such as maintenance tablets and iPhones and will be responsible for ordering supplies within budgetary guidelines. There is a strong emphasis on customer service, safety, and professionalism, with the expectation that the technician contributes positively to the community environment.

Job Requirements

  • High school diploma or equivalent
  • Minimum three years of maintenance experience
  • Knowledge of residential housing maintenance preferred
  • Ability to work independently and manage time effectively
  • Flexibility to work weekends and after hours
  • Valid driver's license and reliable transportation
  • Ability to safely lift heavy objects and use ladders
  • Effective communication skills
  • Commitment to upholding company values and customer service standards

Job Qualifications

  • Minimum of three years relevant maintenance experience
  • Knowledge in appliance repair, carpentry, plumbing, electrical, drywall, and painting
  • Ability to analyze and troubleshoot maintenance problems
  • Comprehensive understanding of Fair Housing laws with certification
  • Strong communication and interpersonal skills
  • Eagerness to learn and attend training programs
  • Physical ability to perform required maintenance tasks

Job Duties

  • Perform day-to-day activities without direct supervision from the Site Manager
  • Communicate effectively with Site Manager to achieve property operation objectives
  • Promote positive public relations with residents, coworkers, staff, and service providers
  • Assure timely completion of all service requests prioritizing health and safety issues
  • Diagnose and repair minor and routine maintenance issues promptly and professionally
  • Accurately document all work performed on service request forms
  • Identify potential maintenance issues and communicate proactively with Community Manager
  • Assist in maintaining clean and litter-free grounds
  • Flex work schedule to handle after hour and weekend emergencies
  • Conduct regular site inspections for compliance and maintenance needs
  • Accompany Site Manager during unit inspections and fire/safety checks
  • Manage company-provided maintenance equipment including tablets and iPhones
  • Order materials and supplies within budget coordination with Site Manager
  • Maintain organized shop area for supply inventory management
  • Restore vacant units to ready condition and coordinate status with Site Manager
  • Oversee independent contractors ensuring proper work completion
  • Assess and maintain physical aspects of site including HVAC, roofing, lighting, and plumbing
  • Complete special projects as assigned
