Currently, CAHEC Management is seeking a full-time Maintenance Technician to join their team. This pivotal role requires an individual who is a self-starter, capable of working independently while maintaining clear and effective communication with the Site Manager to ensure the seamless operation of the property. The Maintenance Technician is responsible for performing a variety of maintenance tasks that contribute to the upkeep and improvement of residential properties managed by CAHEC. The position demands a solid understanding of general maintenance practices, including appliance repair, carpentry, plumbing, electrical work, and drywall and painting. This is a physically demanding job requiring the ability to perform inspections, troubleshoot issues, and execute repairs efficiently and safely.
The Maintenance Technician will also play an important leadership role by coaching and mentoring others on the site and promoting a culture of exceptional service and positive relationship building with residents, coworkers, service providers, and company staff. The role includes handling emergency maintenance requests during after hours and weekends, ensuring that health and safety issues are prioritized and addressed promptly. The technician will conduct detailed inspections of both interior and exterior property areas, monitor contractors, maintain inventory and shop organization, and support capital improvement projects. This role requires a commitment to regulatory compliance, including adherence to Fair Housing Laws, and participation in ongoing training to stay up-to-date on best practices.
In addition to technical skills, the ideal candidate should exhibit a proactive attitude towards maintenance and be willing to engage in continuous personal and professional development. Responsibilities include documenting work, ordering supplies, assisting with grounds upkeep, and utilizing technology such as maintenance tablets and smartphones provided by the company. Job Requirements
- High school diploma or equivalent
- Minimum three years of relevant maintenance experience
- Knowledge of appliance repair, carpentry, plumbing, electrical systems, drywall, and painting
- Ability to work independently without direct supervision
- Strong communication skills
- Ability to prioritize health and safety in maintenance activities
- Willingness to work flexible schedules including after-hours and weekend emergencies
- Physical capability to handle demanding maintenance tasks
- Completion of Fair Housing Laws training prior to start and annually thereafter
Job Qualifications
- High school diploma or equivalent
- Minimum three years of maintenance experience relevant to repairs, replacement, and troubleshooting
- Knowledge of appliance repair, carpentry, plumbing, electrical, drywall, and painting
- Ability to analyze and troubleshoot maintenance issues
- Comprehensive knowledge of Fair Housing Laws with prior course completion
- Strong communication and interpersonal skills
- Eagerness to learn and attend training opportunities
- Physical ability to perform maintenance tasks safely and effectively
Job Duties
- Perform day-to-day maintenance activities without direct supervision from Site Manager
- Communicate effectively with Site Manager to support efficient property operations
- Promote positive public relations with residents, coworkers, company staff, and service providers
- Complete service requests timely, prioritizing health and safety
- Diagnose and perform minor and routine maintenance and repairs professionally
- Document work accurately on service request forms
- Identify potential issues and communicate with Community Manager
- Assist with maintaining clean grounds
- Flex work schedule to accommodate after-hours and weekend emergencies
- Conduct regular site inspections to ensure compliance with regulatory requirements and standards
- Assist Site Manager with identifying capital improvement projects and ongoing maintenance needs
- Accompany Site Manager during interior unit inspections to check maintenance and safety items
- Manage maintenance tablet, iPhone, and site keys
- Order materials and supplies in coordination with Site Manager adhering to budget
- Maintain shop appearance and manage inventory
- Assess and prepare vacant units for occupancy
- Monitor independent contractors to ensure quality work
- Assess physical aspects of site including HVAC, windows, siding, roofs, lighting, water leaks, and breezeways
- Complete special projects as assigned
