The Maintenance Technician role at POAH Communities is a hands-on, impactful position situated at Warren Ashland Apartments, a 75-unit new construction property completed in 2021. Located on Chicago's vibrant Near West Side, Warren Ashland and neighboring Harvest Commons together offer a combined total of 164 mixed-income apartments serving very low-income, moderate-income, and market-rate renters. These properties were formerly developed and owned by Heartland Housing, Inc., a nonprofit that unfortunately ceased operations due to financial distress in 2023. POAH’s acquisition of these sites represents a significant preservation effort to maintain affordable housing options in Chicago.

The Maintenance Technician will play a critical role in ensuring the safety, security, and comfort of residents, visitors, and staff by maintaining all apartment property systems and equipment. This role involves hands-on tasks such as routine preventative maintenance, repairs, and safety inspections across community buildings. The ideal candidate will be a dynamic leader with knowledge of relevant laws, EPA and OSHA regulations, and the ability to identify and remedy unsafe conditions promptly.

The technician’s responsibilities include inspecting properties regularly, scheduling maintenance activities, and coordinating make-ready repairs to prepare units for new residents. Reporting and collaborating with other team members to uphold the property’s standards is integral to this role. Physical stamina and flexibility are essential, as the job requires lifting, climbing, working outdoors in various weather conditions, and operating tools safely.

POAH Communities offers this position as a full-time opportunity with a competitive pay rate ranging from $26.00 to $31.00 per hour. Job Requirements

  • At least 1 year experience in apartment maintenance
  • High school diploma or GED
  • Valid driver's license and automobile insurance
  • Ability to work flexible schedule including weekends and on-call
  • Skilled in safe use and maintenance of hand and power tools
  • Physical ability to perform duties including lifting, climbing stairs, bending
  • Ability to work in all weather conditions

Job Qualifications

  • Must have at least 1 year experience in apartment maintenance
  • High School diploma or GED required
  • HVAC certification preferred
  • Must have a valid driver's license and automobile insurance coverage as use of personal vehicle may be required
  • Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Must be able to perform physical duties including bending, stooping, climbing stairs, lifting up to 75lbs
  • Must be able to work in all weather conditions

Job Duties

  • Insuring a safe, secure and comfortable living environment for residents, visitors and staff
  • Being knowledgeable of pertinent laws and EPA and OSHA regulations
  • Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
  • Scheduling and performing routine preventative maintenance on all appropriate equipment
  • Performing work area clean-up and safety related duties
  • Diagnosing and perform minor and routine maintenance/repairs
  • Insuring all make-ready repairs and services are completed
  • Inspecting and helping coordinate all needed make-ready repairs and services
  • Assisting in keeping grounds neat and clean. Rake, sweep, shovel as necessary
