CAHEC Management, Inc. is currently hiring a Full-Time Maintenance Technician, a vital role responsible for maintaining the physical condition and safety of managed properties. This position requires a dependable, skilled professional who can work independently without direct supervision, yet collaborate closely with Site Managers to ensure the smooth operation of property maintenance activities. The role involves diagnostic, repair, and preventive maintenance work encompassing areas such as appliance repair, carpentry, plumbing, electrical, drywall, and painting. This position demands a proactive individual eager to promote good public relations with residents and other stakeholders while upholding company values and delivering superior service. The schedule varies and the work is performed 100% in-person across different locations.

The Maintenance Technician is entrusted with a broad range of responsibilities including completing service requests promptly, conducting regular inspections of both interior and exterior property components, coordinating with contractors, maintaining equipment and supplies, and aiding in groundskeeping efforts. Additionally, this role entails leadership duties such as coaching and mentoring where the technician is expected to influence a culture centered on high-quality service and operational efficiency. A key part of the job is contributing to safety by prioritizing health concerns and ensuring compliance with regulatory and management standards. Job Requirements

  • high school diploma or equivalent
  • minimum of three years maintenance experience

Job Qualifications

  • minimum of three years maintenance experience relevant to repairs, replacement, analyzing, and troubleshooting
  • knowledge of appliance repair, light carpentry, plumbing, electrical, drywall, and painting
  • ability to analyze and troubleshoot maintenance issues
  • knowledge of Fair Housing Laws with course completion before start and annually thereafter

Job Duties

  • perform day-to-day activities without direct supervision from the Site Manager
  • communicate with the Site Manager to carry out efficient property operation
  • promote good public relations with residents, coworkers, company staff, and service providers
  • prioritize health and safety service requests and complete them timely
  • diagnose and perform minor and routine maintenance and repairs
  • document work performed accurately on service request forms
  • identify potential issues and communicate with Community Manager for proactive maintenance
  • assist in maintaining neat and litter-free grounds
  • flex work schedule to accommodate after-hours and weekend emergencies
  • perform regular site inspections for compliance with regulatory requirements and management standards
  • assist Site Manager in identifying capital improvements and ongoing maintenance needs
  • accompany Site Manager during interior unit inspections and perform fire and safety equipment checks
  • manage CMI-provided maintenance tablet, iPhone, and site keys
  • order materials, supplies, parts, and equipment within budget
  • maintain shop appearance for inventory assessment
  • assess vacant units and coordinate with Site Manager for make-ready status
  • monitor independent contractors to ensure compliance
  • assess physical aspects of the site including HVAC, windows, siding, roofs, exterior lighting, water leaks, and breezeways
  • complete special projects as assigned
