Job Description

POAH Communities is currently seeking a highly qualified Maintenance Technician to join their team at The Washington at Woodlawn. This position is a Local 1 Union role situated within a significant revitalization project of Chicago's Woodlawn and Washington Park neighborhoods. The Washington at Woodlawn Park campus consists of sixteen vintage apartment buildings and represents a phase in POAH's continued commitment to transforming Woodlawn into a vibrant, healthy, and attractive mixed-use urban community located just south of the University of Chicago. This role is essential to the upkeep and safety of the community’s properties, ensuring residents enjoy a secure and comfortable living environment. The Maintenance Technician must possess hands-on experience and demonstrate leadership capability in maintaining residential properties.

In this role, the Maintenance Technician will be responsible for routine and preventative maintenance, safety checks, and repairs on community equipment and apartment units. They will address unsafe conditions, assist with property upkeep, and collaborate with teams to coordinate necessary repairs and services. The Maintenance Technician will also be knowledgeable about relevant regulations, including EPA and OSHA standards, ensuring all work complies with safety and environmental laws. The successful candidate will be capable of working in all weather conditions and handling physically demanding tasks, such as lifting heavy items and climbing ladders. A flexible schedule including weekends and on-call duties is required, reflecting the vital nature of maintaining community operations.

Job Requirements

  • High school diploma or GED
  • Minimum 1 year of experience in apartment maintenance
  • Valid Driver's License
  • Automobile insurance coverage
  • Ability to work flexible schedule including weekends and on-call
  • Skilled in safe use and maintenance of hand and power tools
  • Physically capable to perform duties including lifting up to 75lbs and climbing ladders
  • Ability to work in various weather conditions

Job Qualifications

  • At least 1 year experience in apartment maintenance
  • High School diploma or GED required
  • HVAC certification preferred
  • Valid Driver's License and automobile insurance coverage
  • Knowledgeable and skilled in safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, measuring devices
  • Ability to read and understand maintenance forms and warning labels
  • Ability to work a flexible schedule with weekends and on-call basis
  • Ability to work in all weather conditions

Job Duties

  • Insuring a safe, secure and comfortable living environment for residents, visitors and staff
  • Being knowledgeable of pertinent laws and EPA and OSHA regulations
  • Being aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions
  • Scheduling and performing routine preventative maintenance on all appropriate equipment
  • Performing work area clean-up and safety related duties
  • Diagnosing and perform minor and routine maintenance/repairs
  • Insuring all make-ready repairs and services are completed
  • Inspecting and helping coordinate all needed make-ready repairs and services
  • Assisting in keeping grounds neat and clean, rake, sweep, shovel as necessary
