We are currently seeking a motivated and reliable Maintenance Technician to join our team on a part-time basis, specifically for one of our manufactured home parks located in Eugene, Oregon. This role is designed for an individual who values thoroughness, responsibility, and the ability to work well within a team-oriented environment. The position entails approximately 25 hours per week and offers an hourly wage ranging from $19 to $22.
The Maintenance Technician plays a crucial role in preserving the physical condition and appearance of our manufactured home community. Responsibilities range from maintaining structures and amenities to landscaping and equipment upkeep. You will assist supervisors and landscaping staff in ensuring the property’s common areas, vacant lots, and various facilities meet cleanliness and operational standards. Duties include lawn maintenance tasks such as mowing, trimming, fertilizing, and pruning, as well as upkeep of community features like pools, street surfaces, parking areas, and recreational buildings. The role also involves maintaining and testing community-owned equipment, from vehicles to landscaping tools.
Attention to detail and adherence to safety and procedural standards are essential in this role. The ideal candidate will demonstrate strong problem-solving skills, effective communication, and a consistent work ethic, including punctuality and reliability. While this position does not include supervisory responsibilities, it does require collaboration with other maintenance workers and sometimes requires initiative in performing assigned tasks with minimal supervision.

Job Requirements
- High school diploma or equivalent
- prior maintenance or landscaping experience preferred
- ability to operate maintenance and landscaping equipment
- capability to perform physical tasks including lifting and outdoor work
- availability to work 25 hours per week
- valid driver's license preferred
- good communication skills
- ability to follow supervisor instructions

- willingness to work outdoors in various weather conditions

Job Duties
- Receive written orders or verbal instructions from supervisor
- assist landscapers in maintaining common areas, grounds, vacant and abandoned yards/spaces, RV storage area, landscaping, trees, shrubs, hedges, bushes including mowing, fertilizing, weeding, trimming, pruning, edging and debris removal
- maintain pool and surrounding area
- maintain and clean street surfaces, paint speed bumps, and re-stripe common parking areas as needed
- maintain, clean and keep free of debris all drains, ditches, streets, parking areas, RV storage areas, sidewalks and road frontage areas
- maintain and clean recreation building and laundry facilities
- maintain and test all community equipment including vehicles, lawn mowing/weeding equipment, landscaping tools and miscellaneous tools
- paint and/or repair community structures as directed
- assist in rebuilding and maintaining community-owned carports
- winterize outside faucets in community owned buildings
- assist other maintenance workers with projects as needed
