The role available is focused on community maintenance and service, where the employee will assist in maintaining grounds, common areas, and apartment homes within an assigned community. This position requires delivering exceptional and prompt service while treating all community members with respect. Key responsibilities include complying with OSHA and EPA regulations, performing preventative maintenance tasks, preparing vacant units for occupancy, maintaining pool areas, and completing service requests efficiently. The role also involves daily property walks to maintain cleanliness and ensure a well-kept environment, as well as managing seasonal tasks such as snow and ice removal. Teamwork and communication are vital parts of the job, as the maintenance professional will assist the Service Manager with shop and inventory management while providing exceptional customer service that fosters positive community reviews and guest satisfaction.
The position values candidates with related experience, proficiency with various hand and power tools, and skills in appliance, electrical, drywall, or plumbing repairs. A preferred HVAC/EPA certification is advantageous. Flexibility is important as work schedules may include on-call rotations, after-hours, and weekends. Job Duties
- Responsible for assisting in maintenance of grounds, common areas, and apartment homes in your assigned community
- delivering exceptional and prompt service
- treating all community members with respect
- comply with all OSHA regulations and health/safety policies and procedures
- adhere to EPA regulations and update property log
- report all unsafe activities or incidents
- support expense control by fixing rather than replacing, when applicable
- prepare vacant units for occupancy
- utilize the Market-Ready Inspection form to ensure accuracy of market-ready units
- perform preventative maintenance
- maintain pool area in the community
- complete service requests in an efficient manner
- conduct daily property walks and remove litter, debris, and pet waste
- responsible for snow/ice removal of community including walkways, sidewalks, and parking lots
- assist Service Manager in maintaining shop and supply inventories in adherence to the annual budget
- communicate needs to Service Manager
- deliver consistent excellent customer service that yields guest satisfaction through positive ratings and community reviews
