The role being offered is a technical and mechanical position dedicated to maintaining the physical aspects of Greystar's properties. Responsibilities include ensuring that buildings, grounds, amenities, and common areas comply with the company's high standards for cleanliness, appearance, safety, and overall functionality. The position involves completing work orders generated from resident requests and preventative maintenance tasks by diagnosing and repairing defects or problems in line with company policies, safety standards, and code requirements. An important part of the role is managing the "make-ready" process to prepare vacant apartments for new residents, which encompasses pre-move-out inspections, creating maintenance punch lists, scheduling vendors, obtaining supplies, and inspecting completed work to ensure standards are met.

Additionally, this role requires strict adherence to inventory procedures, including tracking usage of materials and notifying supervisors about replenishment needs. Comprehensive documentation and timely completion of paperwork related to service requests are essential to maintain operational efficiency. The role also extends to property upkeep activities such as trash collection, pressure washing, general cleaning, and painting relevant areas to preserve the attractiveness of the property. Cost-efficiency is emphasized by encouraging repairs over replacements and careful use of materials. Safety compliance is another critical area, requiring participation in safety meetings, OSHA training, and accurate reporting of any accidents or incidents. Periodic inspections of contractor work and property conditions ensure that quality and safety standards are consistently met.

Physical demands for this position include the ability to stand, walk, sit for extended periods, and perform tasks involving bending, stooping, climbing ladders, carrying objects, and working in confined spaces under various weather conditions. The role requires lifting weights up to 25 pounds independently and up to 50 pounds with assistance. Flexibility in work schedule is vital, including willingness to serve on-call duties during evenings, weekends, and holidays. The position offers an hourly rate between $22.00 and $24.00 depending on experience, skills, business needs, and location. Additional compensation may include performance bonuses based on individual and company achievements.

Job Requirements

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in maintenance or a related technical or mechanical role preferred

  • Capability to follow safety protocols and OSHA standards

  • Basic knowledge of inventory management and materials handling

Job Duties

  • Complete assigned work orders generated from resident requests and preventative maintenance by diagnosing and repairing defects in accordance with policies, procedures, safety standards, and code requirements
  • Complete the make-ready process for vacant apartment homes including pre-move-out inspection, maintenance punch list creation, vendor scheduling, obtaining supplies, completing maintenance tasks, and inspecting work
  • Follow procedures for accessing and obtaining materials and equipment, track inventory usage, return unused items, and notify supervisors about re-ordering needs
  • Complete documentation and paperwork timely and accurately for service request tracking
  • Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure-washing, general cleaning, and painting as needed
  • Support cost-cutting programs by repairing instead of replacing parts when possible and using materials and tools responsibly
  • Comply with safety and risk-management policies by attending safety meetings, completing OSHA training, reporting accidents promptly
  • Inspect work performed by contractors and vendors periodically to verify quality and compliance
  • Conduct routine and periodic property inspections to identify safety concerns and communicate property needs to management
  • Monitor and ensure compliance with regulatory requirements and organizational standards and report any violations
  • Practice proper safety techniques and report mechanical malfunctions or safety issues immediately
  • Identify areas for improvement and suggest efficiency and productivity enhancements
  • Keep current with industry technology, processes, and standards through training and professional development and apply knowledge to responsibilities
