THE FORUM is actively seeking a skilled and dedicated Maintenance Tech II to join their dynamic Plant department team. This full-time role commands an hourly wage ranging from $34.08 to $45.44 and requires availability to work during weekends. The Maintenance Tech II will play a pivotal role in maintaining and enhancing the living environment within the community through a broad range of maintenance duties. The successful candidate will be responsible for conducting general and preventive maintenance tasks, addressing service calls, and managing emergency repairs as assigned. This position demands a hands-on approach as the technician undertakes building and equipment repairs involving moderate skills in plumbing, electrical work, carpentry, and HVAC systems.

In addition to the technical responsibilities, the Maintenance Tech II will be instrumental in ensuring apartment turnovers are handled efficiently, involving minor repairs, touchup painting, and restoring units to their original condition. Regular apartment inspections and preventive maintenance activities fall within the scope of duties, as well as upkeep of the community pool including chemical testing and minor cleaning tasks. The role also encompasses instructing residents on the use of thermostats and assisting with the operation and maintenance of HVAC equipment such as pumps, heaters, and cooling towers.

This position requires not only technical proficiency but also excellent customer service skills. The Maintenance Tech II must arrive prepared for service calls, respectfully interact with residents by greeting them by name, and maintain cleanliness and orderliness during and after service tasks. Demonstrating flexibility to handle small additional requests promptly and an ability to communicate effectively with residents and colleagues are crucial elements of this role.
