We are actively seeking a dedicated Porter for our multifamily portfolio, with a preference for candidates who possess proven experience in the real estate and property management industry. This full-time position is based at The Lofts at Monroe Parke, a new luxury apartment community located in Monroe, New Jersey. Reporting directly to the Sr. Maintenance Manager, Maintenance Manager, or Maintenance Supervisor, the Porter plays a crucial role in maintaining the appearance and functionality of the property’s interior and exterior spaces.

The ideal candidate will be responsible for ensuring all common areas, leasing offices, and model units are consistently maintained in a clean, neat, and attractive condition. This includes the upkeep of grounds, sidewalks, public walkways, stairways, building exteriors, and garden areas. The position also involves assisting in preparing vacant apartment homes to be rent-ready in a timely manner, performing turnkey work as needed, and managing trash and debris removal throughout the community. Additionally, the Porter will complete assigned service requests and repairs within company standards, respond to resident needs promptly, and uphold company customer service standards while adhering to all relevant policies, procedures, and federal, state, and local laws, including Fair Housing regulations.

The Porter role demands a versatile skill set, including the ability to handle cleaning and chemical supplies, basic arithmetic calculations, and operate general office equipment for occasional administrative tasks. Physical requirements include frequent use of maintenance tools and equipment, handling cleaning chemicals, and the ability to transport up to 60 pounds over varying distances. Candidates must also be comfortable performing physical activities such as standing, walking, stooping, kneeling, crawling, climbing, and operating motorized vehicles like cars, trucks, vans, or golf carts within the community. A valid driver’s license and automobile insurance are mandatory for this role.

Job Qualifications

  • Relevant industry experience preferred

  • Ability to operate general office equipment such as personal computer, telephone, photocopying machine, facsimile machine and postage machine
  • Ability to frequently use general maintenance tools, supplies and equipment
  • Ability to frequently handle and use chemicals and general cleaning supplies
  • Ability to frequently transport up to 60 pounds
  • Ability to operate motorized vehicles such as car, truck, van or golf cart
  • Ability to frequently stand, walk, stoop, kneel, crouch, crawl and climb
  • Valid driver’s license and automobile insurance

Job Duties

  • Maintain leasing office, models, and interior public and common areas of the community in a neat, clean and attractive condition
  • Maintain all grounds, including sidewalks, public walkways and stairways, building exteriors, gardens areas in a neat, clean and attractive condition
  • Assisting in efforts to make vacant apartment homes rent-ready in a timely manner
  • Perform turnkey work as required
  • Compact and remove trash and debris from community areas
  • Complete assigned service requests and repairs consistent with company operating equipment/supply standards and in a timely manner
  • Maintain company customer service standards. Respond to resident requests and work with residents to minimize/resolve problems and complaints. Follow through to ensure issue is resolved
  • Apply all applicable EP policies and procedures such as, but not limited to company operating and safety standards
  • Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations
  • Maintain professional appearance including adherence to dress code as required
  • All other tasks or duties as assigned by the supervisor
