The Maintenance Team Member role is a full-time, non-exempt position that plays a critical role in maintaining and enhancing the residential community’s physical environment. This position is compensated on an hourly basis and includes benefits, bonus eligibility, and an attractive $2000 sign-on bonus. The primary responsibility is to protect, maintain, and improve the community’s facilities and grounds to maximize residents’ quality of life. The Maintenance Team Member responds promptly and effectively to maintenance requests, ensuring that all work orders are completed expertly and efficiently, including participation in an on-call rotation for emergency repairs.

In this role, you will maintain the community facilities and grounds according to Cardinal Group’s standards and local regulations. You will operate, maintain, and repair facility equipment in a safe manner, remaining compliant with health, safety, and OSHA regulations. The position requires meticulous record-keeping for air conditioning, refrigeration, pools, and spas maintenance according to city, state, and federal requirements. The candidate will also be responsible for inspecting public areas and resident apartments to ensure maintenance standards are met while securing storage areas, tools, and equipment consistently.

This role demands strong customer service skills, attention to detail, and the capability to handle basic maintenance duties effectively. Working knowledge of pool service and maintenance is required, and candidates must be physically capable of lifting weights of at least 75 pounds and working standing shifts lasting 8 to 12 hours. Flexibility to work weekends and be available for on-call emergency situations is also necessary. The position is suited for individuals who can embody the Cardinal culture and core values daily, contributing positively to the community and team environment.

Work conditions include exposure to various weather conditions and working both indoors and outdoors throughout the community property. Physical demands include frequent standing, walking, reaching, climbing, stooping, and squatting, as well as the use of hands for handling tools and equipment. The ability to perform these tasks safely and effectively ensures that the maintenance operations support a high-quality living environment. This role may also require occasional travel for training or to assist at other properties as needed.

Job Duties

  • maintains the facility and grounds based on community objectives
  • follows practices for the safe operation, maintenance and repair of all facility equipment, including compliance with health, safety and OSHA programs, policies, procedures, reports
  • responds to work orders in a timely manner, including after hours on-call maintenance requests
  • participates in the on-call rotation with the rest of the Maintenance Team
  • assists with the inspection of public areas and resident apartments to ensure proper maintenance and standards are achieved and sustained
  • follows Cardinal Group, city, state, federal, and EPA air conditioning and refrigeration record keeping requirements and procedures are met as to the maintenance, service, repair, and disposal of air conditioning and refrigeration equipment and refrigerant
  • follows health department, city, state, and federal procedures, practices and record keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation
  • keeps storage areas, tools, and equipment secure at all times
  • participates in Cardinal U training as required
