The role of Service Supervisor at Greystar is a critical leadership position responsible for overseeing the technical, mechanical, and maintenance operations within the community. This position demands a hands-on leader who ensures all interior and exterior areas, including buildings, grounds, amenities, and common spaces, meet the highest standards of cleanliness, safety, appearance, and functionality. The Service Supervisor is tasked with guiding and monitoring maintenance staff, managing service requests promptly, and ensuring that the community complies with all company and regulatory standards. This role plays a fundamental part in delivering an exceptional living environment for residents by maintaining operational readiness and enhancing overall property value.
This position involves a variety of responsibilities, from completing repair work orders generated from resident requests or routine upkeep, to overseeing the make-ready process for vacant units. The supervisor ensures that each task aligns with established policies, procedures, safety standards, and code requirements. Additionally, the supervisor develops strict standards for the community’s overall appearance, from landscaping and structural upkeep to amenities and common areas, all reflective of Greystar’s commitment to quality.
The Service Supervisor also conducts periodic inspections of work completed by maintenance staff and external contractors to ensure compliance with scope and quality standards. Managing the inventory of spare parts and maintenance materials is essential to this role, as is working closely with the Community Manager to order supplies within budget.
The role supports cost-cutting initiatives by promoting repair over replacement and responsible use of materials and tools. Regular safety meetings are conducted to maintain compliance with OSHA and other safety regulations. Superior customer service is a priority, requiring respectful and efficient interaction with residents and team members. This is a full-time position that may include eligibility for bonus programs in addition to base salary. Job Requirements
- High school diploma or equivalent
- Minimum of 2 years experience in property maintenance or related field
- Ability to perform physical tasks related to maintenance work
- Familiarity with safety protocols and regulations
- Strong communication and interpersonal skills
- Valid driver’s license
- Ability to work flexible hours including weekends if needed
Job Qualifications

Job Duties
- Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
- Oversees and completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
- Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Greystar standards
- Periodically inspects work performed by other service team members to assess the effectiveness of policies and procedures and develop corrective action plans as needed
- Periodically inspects work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications as required
- Maintains adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines
- Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual
