This role is for a mid-rise residential property consisting of 499 units, offering a fully stabilized community environment. The position is a full-time role scheduled Monday through Friday, focused on maintaining the high standards of cleanliness, appearance, safety, and overall functionality of the community’s buildings, grounds, amenities, and common areas. The salary range for this position is $79,000 - $80,340, and the role is eligible for quarterly bonuses and a 20% housing discount in Greystar-managed communities.

The job involves overseeing and performing technical and mechanical maintenance tasks to ensure resident satisfaction and operational efficiency. Preferred certifications include HVAC and Certified Pool Operator (CPO), and strong leadership and team management skills are essential to successfully manage work orders, coordinate vendors and contractors, and inspect completed work. Responsibilities include completing make-ready processes to prepare units for new occupants, developing and enforcing cleanliness and safety standards across the community, conducting routine and preventative maintenance inspections, managing inventory and supplies, supporting cost-saving initiatives, and maintaining compliance with OSHA and other safety regulations. The role emphasizes excellent customer service skills, respecting residents, and efficient assignment of maintenance tasks.

Job Requirements

  • 3-5 years of relevant experience
  • Valid HVAC and CPO certifications preferred
  • Ability to work Monday to Friday schedule
  • Experience managing maintenance teams
  • Knowledge of building codes and safety regulations
  • Ability to perform physical maintenance tasks
  • Strong problem-solving skills

Job Duties

  • Assists and completes work orders generated from resident requests for service
  • Oversees and completes the make-ready process for vacant apartment homes
  • Develops standards for cleanliness and appearance of community grounds and buildings
  • Periodically inspects work performed by service team members and develops corrective action plans
  • Inspects work of contractors and vendors to ensure quality standards
  • Maintains inventory of spare parts and materials and orders supplies as needed
  • Completes monthly preventative maintenance procedures
  • Supports cost-cutting and expense control programs
  • Conducts regularly scheduled safety meetings and ensures compliance with OSHA and safety laws
  • Demonstrates customer service skills by treating residents with respect and responding sensitively to complaints
