The Maintenance Supervisor role at Williamsburg Apartments is integral to the daily operation and upkeep of the community’s infrastructure and amenities. The successful candidate will be an experienced professional with at least two years of property management experience in multi-family housing. This full-time position demands a hands-on leader who is adept in managing and performing maintenance and repairs throughout the property, which includes responsibility for HVAC systems, plumbing, grounds upkeep, pool maintenance, and apartment renovations or turns. The role requires a Certified Refrigerant Handler (CFC) license, and proficiency in HVAC system troubleshooting and plumbing repairs is vital.
The Maintenance Supervisor will work closely with the Community Manager, assisting with managing and coordinating maintenance staff and contractors to ensure timely completion of work orders and upkeep tasks. They will be responsible for leading a maintenance team with exceptional leadership qualities, organization skills, and a customer service-oriented mindset. Effective communication and the ability to train and supervise technicians are crucial to thriving in this role. Additionally, the Maintenance Supervisor will manage renovation projects, supervise landscaping and amenities upkeep, ensure the Leasing Office and Visitor Center are well-maintained, and keep maintenance tools and equipment in good working condition.

Job Requirements
- High school diploma or equivalent
- Minimum of two years experience in apartment maintenance
- Certified Refrigerant Handler (CFC) required
- Valid driver's license
- Ability to work full-time with on-call and overtime availability
- Strong problem-solving and mechanical skills
- Effective leadership and communication abilities

Job Duties
- Manage and perform maintenance and repairs on property grounds, pool, HVAC systems, and appliances
- Oversee interior and exterior building maintenance including apartment turns
- Assign and supervise maintenance staff and contractors for various repair and upkeep projects
- Manage renovation-projects and ensure timely completion of apartment turnovers
- Maintain maintenance shop, tools, and machines in good working order
- Assist tenants by answering maintenance-related questions and responding to service requests
- Coordinate work assignments with Community Manager and monitor contractor performance
