The Maintenance Technician role at Greystar is a critical position entrusted with ensuring that the interior and exterior of residential communities meet the company’s stringent standards for cleanliness, safety, appearance, and overall functionality. This role involves executing a variety of technical and mechanical tasks that sustain the upkeep and quality of community buildings, grounds, amenities, and common areas. A Maintenance Technician at Greystar plays a vital part in preserving the value and appeal of the properties, thereby enhancing resident satisfaction and supporting the company’s reputation for excellence.
Responsibilities include responding to and completing work orders triggered by resident requests, performing routine maintenance, and diagnosing the underlying causes of repair issues. The technician oversees the preparation of vacant apartments for new residents by conducting inspections, creating maintenance punch lists, coordinating with vendors and contractors, and verifying the completeness and quality of repairs performed. They develop and maintain standards that ensure all community areas—from landscaping and signage to parking and living spaces—reflect Greystar’s quality benchmarks.
The role demands proficiency in evaluating both internal team members’ work and external service providers to guarantee that quality, safety, and policy standards are upheld. Inventory management for maintenance materials and supplies forms a key part of the job, requiring collaboration with community management to align orders with budgetary guidelines. Preventative maintenance must be conducted regularly to avoid costly repairs and ensure system longevity.
Greystar highly values safety awareness; therefore, the Maintenance Technician is responsible for conducting safety meetings, maintaining updated Material Safety Data Sheets, and complying with OSHA and other applicable regulations to ensure a safe environment for residents and staff. This position also calls for excellent customer service skills to respond promptly and courteously to maintenance inquiries and concerns, fostering positive community relations.
The hourly pay range for this position is $35.00 to $38.00, with compensation influenced by factors such as experience, skills, business needs, and location. In addition to a competitive salary, this role may qualify for various bonus programs, including quarterly or annual bonuses for corporate positions and weekly, monthly, or quarterly bonuses for onsite positions. Job Requirements
- High school diploma or GED or related experience and training
- experience in property management maintenance or related trade
- knowledge and skill in safe use of hand tools, power tools, mechanical equipment and measuring devices
- ability to apply logical thinking to solve problems
- proficiency in customer service and communication
- ability to communicate effectively in writing and verbally
- proficiency in computer software including property management systems
- mathematical skills for financial and administrative tasks
- EPA certifications Type I and II or Universal if the position requires HVAC service
- relevant state and local certifications
- valid driver’s license to operate golf cart on property if applicable
- ability to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl
- ability to work in all weather conditions
- ability to push, pull, lift or carry weights up to 25 pounds independently and 50 pounds with assistance
- local travel for meetings and training
- flexible work schedule including evenings, weekends and holidays
Job Qualifications

Job Duties
- Assist and complete work orders generated from resident requests for service, oversee and complete the make-ready process for vacant apartments, develop standards for cleanliness and appearance of community grounds and common areas, inspect work performed by team members and contractors, maintain inventory of spare parts and supplies, complete monthly preventative maintenance procedures, assist Community Manager in budget development for maintenance and capital projects, support cost-cutting and expense control programs, conduct regularly scheduled safety meetings, demonstrate customer service skills by treating residents respectfully and responding efficiently to maintenance requests
