The position of Maintenance Supervisor offers a key leadership role within one of Paths’ affordable apartment communities, located in Lansdowne, MD. This role is crucial in ensuring the safe, efficient, and high-standard maintenance of the building, grounds, and all mechanical systems. The Maintenance Supervisor is responsible for directing daily maintenance operations to guarantee that work orders are addressed and completed promptly and professionally. This includes hands-on repair tasks such as carpentry, painting, plastering, flooring, electrical, plumbing, and general upkeep. Beyond technical expertise, the supervisor leads and supports a team of maintenance staff, fostering accountability and a sense of ownership among team members.
This role demands a strong commitment to maintaining compliance with building rules and governmental regulations, including those set by agencies like HDC, HPD, and HCR. The Maintenance Supervisor also conducts regular inspections of the property’s common areas and individual units, ensuring that maintenance standards and safety requirements are consistently met. They prioritize and respond swiftly to emergency maintenance situations, coordinate with vendors and contractors as necessary, and participate in an on-call rotation to support the property after hours. Job Requirements
- Must have at least five (5) years of maintenance experience
- High school diploma or GED preferred
- Must have at least two (2) years of supervisory or leadership experience
- HVAC certification strongly preferred
- Additional certifications (boiler, sprinkler, plumbing) are a plus
- Experience in multifamily or affordable housing (e.g., Section 8, LIHTC) strongly preferred
- Must possess strong customer service skills to effectively communicate with residents, staff, and vendors
- Must be comfortable both leading a team and working hands-on in the field daily
- Must be able to train and supervise maintenance/service staff, evaluate performance, and provide constructive feedback
- Possess solid knowledge of painting, electrical wiring, plumbing, carpentry, appliance repair, and safe use of power tools
- Must be able to manage multiple priorities and deadlines in a fast-paced environment
- Must be able to diagnose and repair equipment or appliances in hard-to-reach areas (e.g., under counters, above ceilings)
- Must be able to lift, bend, stoop, climb, and maneuver equipment and supplies up to 50 pounds
- Knowledge of REAC inspections strongly preferred
- Experience in a skilled trade profession (e.g., electrician, plumbing, HVAC) is a plus

Job Duties
- Perform hands-on repairs across units and common areas including carpentry, painting, plastering, flooring, demolition, electrical, plumbing, and general maintenance
- Lead the daily maintenance operation, including assigning work orders, supporting team members in the field, and ensuring timely completion of all tasks
- Ensure compliance and adherence to building rules and regulations (i.e., HDC, HPD, HCR, and other governmental and oversight agencies)
- Examine boiler systems by testing safety valves and performing routine maintenance
- Clean and maintain public spaces including the front of the building, yards, steps, entrance hall, and common areas
- Maintain appliances, equipment, and inventory of supplies
- Ensure adherence to regulations regarding garbage removal
- Supervise and support maintenance staff (Handyperson, Porter), ensuring work is completed efficiently and to standard
- Conduct daily, weekly, and monthly inspections of common areas, as well as move-in and annual unit inspections
- Review and manage work order requests from property management staff and residents to ensure issues are resolved promptly
- Prioritize and respond to emergency maintenance issues, including no-heat, no-cool, leaks, and safety concerns
- Coordinate with vendors and contractors as needed and follow up to ensure work is completed properly
- Participate in an on-call rotation to respond to after-hours emergencies as needed
